Housekeeping Couple Needed - Anna, IL

Looking to hire a couple to do hotel housekeeping. Will be responsible for cleaning all rooms that are rented and laundry can be negotiated. Looking to hire right away and housing will be given. This 150 space 55+ senior resort is well established with nearly 110 park models and is kept full strictly by word of mouth, referrals, and residents who bring friends into the park with them.

We are looking for a team who believes in being proactive, doing things the right way the first time, providing top of class customer service, and those who are goal-oriented task masters.
Duties/Responsibilities:
Property Manager
Maintain consistent office hours and/or availability based on daily schedule.
Maintain telephone access for daily operations and emergency calls.
Serve as a community resource for resident challenges using high customer service standards.
Assist in creating processes to better communication with residents and the management team
Coordinate the distribution of monthly resident bills.
Communicate with residents on monthly newsletters, delinquent notices, and other compliance notices
Accepting and processing RV reservations
Read utility meters
Make rental deposits.
Resolve resident disputes by providing assistance and intervention
Conduct community inspections on a frequent basis to ensure resident compliance with community rules, health and safety concerns as well as city and county codes.
Maintain records of resident communication, problems, compliance issues, etc
Use software to manage the property and communicate with ownership.
Community Maintenance & Repair
Develop and implement an effective program that maintains the repair needs for the community. Strive to address all minor repairs without outside intervention.
Maintain common area landscape, clean up, and general maintenance.
Monitor all vendor projects to ensure work quality and safety.
Develop equipment maintenance and repair schedule that protects and promotes the proper use and care of equipment and tools.
Maintain weed control at a frequency that protects community appearance.
Performing various capital improvement projects throughout the property.
Additional responsibilities include: making minor maintenance repairs, cleaning up debris, performing inspections on individual spaces, painting, plumbing, turning around mobile homes, and general upkeep and well-being of the park community.
Minimum Qualifications:
3+ years of experience as a Property Manager or Assistant Property Manager, providing oversight to RV communities.
Ability to use technology and software programs, including Microsoft Office products.
Proven proficiency in all areas of property management operations.
Strong organizational, analytical and decision-making skills.
Excellent communication, management, and interpersonal skills.

The roles offered are for a Park Manager and Maintenance Tech who live on-site and oversee all daily operations of a manufactured housing community. Experience in manufactured housing communities or another type of property management is a plus, but an eagerness to learn from our many training opportunities is equally important.
Key management duties include:
• Billing and depositing rents using billing and banking software systems
• Pursuing delinquent accounts when necessary
• Welcoming new resident applicants and processing applications for residency

• Monitoring the common areas and park-owned homes, if any, to ensure the community is maintained in clean and tidy shape
• Monitor the condition and usage of utility connections and meters, where applicable
• Generally, maintain the physical components and utility infrastructure of the property
• Respond promptly to emergencies
• Oversee resolution of maintenance and other projects, interacting with and coordinating the work of vendors and contractors
• Managing supplies and inventory, including park-owned homes, if any
Applicants must be eager to learn, highly organized, detail-oriented, patient, warm and positive, and must have good communication skills. Manager's ability to routinely email and text is important. Maintenance Tech's ability to self-perform work, prioritize and schedule, and engage specialists when necessary for support are important qualities. Applicants must pass a thorough background check. RESIDENT COMMUNITY MANAGERS/MAINTENANCE
If you and your spouse are experienced resident managers with five (5) years’ experience or more, this may be the job for you. An established, family owned, commercial real estate firm is seeking professional resident managers who will live on-site and fulfill leasing, tenant relations, recordkeeping, property maintenance and repair responsibilities, in addition to maintaining curb-appeal.
At the direction of and in cooperation with the Property Manager, the resident managers are responsible for organizing and supervising all general activities to ensure cost effective, efficient, and consistent operation of the property. Further, you must be proficient in fulfilling the specific maintenance requirements of the Colorado climate. You must be an accomplished manager of vendor projects for both routine maintenances, as well as complex construction projects to meet tenant requirements.
Candidates will be provided a complete job description that must be signed upon accepting employment, but the following is an overview of the skills you must have to be successful in this role:
- Strong maintenance skills, including plumbing and electrical knowledge, building repairs, hot water heaters, air conditioners, swamp coolers, boilers and furnaces, drywall, and paint (patch, replace, mud, texture), landscaping, etc. General building maintenance, including replacing of light fixtures, sinks, faucets, toilets, showerheads, and other maintenance repairs, etc. You must have your own basic set of tools of the trade (other apartmentrelated items provided).
- Clean the hallways and common areas both interior and exterior. Complete exterior and grounds maintenance including mowing, gardening, watering, snow-removal, etc.
- Respond to maintenance requests as they occur and meet the requirements of the company’s service guarantee. Address all work orders within 24 hours. Troubleshoot issues, order parts as needed, or call vendors and subs as necessary. Communicate with tenants and team of the status of the work orders and when completed. Perform preventative maintenance per building schedules.
- Complete "MakeReady" on vacant units to prepare them for re-rental, including maintenance and refreshing, cleaning, painting, plumbing repairs, etc. Ability to "Make-Ready" an apartment, to rent to new tenants, within a specified amount of time. Pre-walk unit prior to tenant moving out, then make it ready for a new tenant.
- Have excellent customer service skills, use common sense judgment, resolve tenant disputes effectively, and be proficient in time management. Must be available oncall for emergencies.
- Follow and enforce the company’s leases, rules, guidelines, and adhere to all industrystandard management practices and expectations such as Fair Housing guidelines, etc.
Qualifications:
- Minimum 5+ years’ experience in all areas of apartment maintenance.
- Current driver's license and proof of auto insurance (if you have a vehicle).
- Ability to lift 50 lbs.
- Ability to stand, walk, climb stairs and tour the property with tenants.
- Must be able to work inside and outside in all different weather conditions.
- Good solid work ethic and positive attitude.
