Facility Manager/Maintenance Manager Team -MN & Various States Open

****SALARY PLUS ON-SITE HOUSING AND BONUSES & COMMISSIONS****

This is a 2 person position

We are seeking a self-motivated highly productive couple or team to join our company as a Full-Time Facility Manager and Maintenance person for our Large Self Storage facility.

Facility Manager Duties:

• Greet customers with enthusiasm and professionalism.
• Assist customers in finding a storage space that will fit their needs.
• Rent storage units to customers using company software on the computer.
• Explain the rental lease to customers in a knowledgeable and accurate manner.
• Answer any questions in regards to the rental lease or company policies/procedures.
• Maintain appropriate and professional phone etiquette with customers.
• Answer phone calls while multi-tasking with computer or other duties.
• Make collection calls and send letters for delinquent accounts to maintain facility goals for delinquencies.
• Preparing auction units according to procedure and lien laws as needed.
• Handle customer inquiries or problems in a courteous, professional, and timely manner.
• Meet sales goals for insurance, merchandise, and rentals.
• Keep a till balanced and well documented. Count cash and handle money by completing close of day.
• Perform company policies in opening/closing the office each day.

Maintenance person Duties:

• Visually inspect storage units and equipment
• Responsible for overall maintenance of storage and office facilities
• Clean space(s) as vacated, hallways, and grounds as needed
• Clean office, restrooms and common areas daily
• Maintains a neat, safe and secure facility including minor maintenance and daily lock checks as well as visual inspection daily
• Performs physical site inspections of facilities
• Assist in monthly lock cuts
• Painting, general carpentry, light electrical and plumbing; i.e. changing light bulbs and ballasts, unclogging drains, hasp repair/replacement
• Assist with fire tests and annual inspections
• Assists in the cleaning and parking of Trucks
• A general knowledge of site management that includes customer service skills and daily operational knowledge is required.
• And additional items as needed.

Minimum Qualification:

• Possess a valid driver's license(s).
• Possess a high school diploma or GED.
• Preferred Self-Storage experience.
• Be proficient in the use of a computer.
• Be able to deal with conflict and handle in a professional and calm manner.
• Be able to lift a minimum of 50 pounds.
• Be able to bend over easily in order to open unit doors, weed facility grounds, sweep, etc.
• Be able to read and understand documents including policy manual, checklists, rental leases and other rental legal forms.
• Must be able to work Saturdays if needed
• Successfully complete background check

Workampers Landscape/Grounds UpKeep

New Mexico Tiny Home Community is in need of some knowledgable Workampers.   We are updating our infrastrucutre as well as installing landscape design.  Oh and creating a community Garden,.........in the desert.  We need help from green thumbed people !!

We would not turn down other skill sets as well.   We offer FHU  plus small stipend for a weekly commitment of 20 hrs per week from each workamper.  Room for other learning expereinces as well since we have quite a few projects in the pipeline. 

Looking for people who enjoy their life and want to contribute to a startup, get bang for your buck with the before and after of your efforts!  We are pretty upbeat about the Tiny Home Trend have a mixture of tiny and rvs as well as some MHs on site.  We have open position now, give us a call or send an email.  See if its a good fit for you.  All work is outside and may require physical effort, we do have a tractor for heavy lifting but must be able to lift a bag of soil and know how to use landscape implements. 

Projects slated besides starting the garden soil amendment, planting, tree trimming, landscape watering, nurturing of newly planted as well as assist manager when needs a spotter.  This is a physical endeavor and does require bending, lifting, and being outside. This is a 1099 position so workamper needs to provide their own insurance and housing(rig)
