Ranch/Caretaker Couple - Hallettsville, TX

I am looking for a couple that can serve as caretakers and generally oversee what is currently a non-working Ranch and residence in Lavaca County, Texas - 12 miles outside of Hallettsville. Owner is out of country 85% of time due to overseas residence and employment and prefers a stable honest couple (children &/or horses potentially acceptable) – wife for occasional house cleaning & gardening for residence that remains vacant most of the time, husband to oversee and perform general Ranch/estate maintenance. Position comes with Ranch vehicle and monthly salary – potential for provided RV pad, supplemented housing or suitable arrangement --- also potential to become vested in Ranch operation if desire to assist with development depending if right couple is located. Ranch consisting of 250 acres, location is a high game density area bordered on one side by approximately 1 mile small river; has potential for cattle operation, some cleared farming land as well as potential for enterprise on Farm to Market Road frontage.
This is a start as soon as possible, permanent position that could work into a shared additional income situation for a couple with the right initiatives.

Husband needs utility skills, would help with taking deliveries, helping with dishwashing, vendors, general upkeep. Ability to work apart and separate schedules is a must, probably not suitable for couples with very young children.

We are seeking live-in caretaker teams for lovely buildings located in either Minneapolis or St. Paul. The team must include two people who are both available during business hours. Duties include cleaning of common areas, maintenance, and limited management responsibilities. No leasing, cleaning or painting of units. Must have maintenance/mechanical know how. RESPONSIBILITIES INCLUDING BUT NOT LIMITED TO:
• Assisting with all reports including posting rents.
• Collecting delinquent rent, filing evictions, posting bills and handling lease renewals.
• Manage Accounts Receivable, Accounts Payable and Budgets.
• Operate as acting Property Manager in the absence of the Property Manager.
• Assist with creative ideas on how to generate traffic and obtain resident retention.
• Market the dealerships and get addresses from other Communities.
• Lease mobile homes and mobile home lots that are currently vacant or will be in the future.
• Secure lease renewals from existing residents.
• Balance all resident ledgers and reports.
• Make daily deposits to the bank.
• Insure efficient and courteous response to all resident requests with excellent customer service.
• Route any service requests needed to the maintenance team
• Pick up litter on the property and report any needs to maintenance team.
• General Office Scanning/Filing.
• Lease Drafting.
• Other duties as assigned.
• Some Saturdays and "on call" After Hours work is required.
EDUCATION/EXPERIENCE
• Fluent Spanish speaking and writing required.
• Must have a current drivers license and must consent to a drug screening.
• Two years manufactured housing community experience required.
SKILLS AND ABILITIES
• Knowledge of Microsoft Office (Word, Excel, and Outlook) and other software. (Rent Manager experience a plus)
• Strong knowledge and familiarity with the Internet and its search tools.
• Strong organizational, oral and written communication skills
• Knowledge of office equipment and ability to trouble shoot problems.
Must have tools & truck for maintenance
