MOBILE HOME COMMUNITY MANAGER or TEAM - BOTHELL, WA

We are seeking a motivated and enthusiastic Mobile Home Community Manager in Bothell Washington. This motivated person or team will act much like a Mayor, Supervisor, Gardener, Maintenance & take a hands-on approach in any necessary duties to accomplish objectives. We are looking to employ long-term employees with strong ETHICS & INTEGRITY, as well as company loyalty and a great attitude. This position provides a wonderful manager's house, including paid utilities, generous home sales bonuses, gas allowance and a health insurance reimbursement program. This Mobile Home Community allows pets upon approval.
REQUIREMENTS:
Work hours are a normal weekdays with weekends off (except as needed for appointments and possible emergencies). Individuals must possess an attitude of self-motivation, problem-solving and hands-on approach to the task and objectives of the moment. Maintenance is one of the biggest issues. Tasks include mowing lawns in common areas; trimming trees and shrubs; contacting the appropriate contractor in the event of an emergency; overseeing all aspects of the community. Being able to prioritize work and budget for the community needs is essential. Applicants must apply as a team and live on-site in management provided home. Computer & maintenance skills are required. We offer excellent compensation & possible advancement opportunities. Candidates must pass a background and credit check, but perfect credit is not required.
Responsibilities include, but not limited to:
Review and screen potential applicants
Rent Collection
Eviction process as necessary
Fill Vacancies (if applicable)
Home sales (if applicable)
Prepare Monthly reports
Maintain organized resident files
Enforce park rules and follow all applicable safety procedures
Promote positive resident relations through various programs, such as newsletters, activities, or potlucks
Work effectively, cooperatively, and respectfully with co-workers, clients and other contacts

General Manager Team for Restaurant in former Gold Rush town - Ione, CA - 50% Profit Share

This popular Cafe / Community Center is centrally located and was an important supply center on the main road to the Mother Lode during the California Gold Rush.
I am searching for a General Manager team that combine their talents as a chef and efficiently operate the entire operation. One can manage the kitchen while the other manages the front cafe and staff. Both can manage the administration which includes ordering, scheduling, bookkeeping, and event management. The team would have overall operating duties while collaborating with the owner on plans to increase business through e-commerce strategies, event creation and management, marketing strategies, etc.
This business was established nearly 10 years ago and is a popular place with the locals.
This is a great long-term opportunity in a charming small community. There is a nice golf course, historic castle, deep railroad history, and lots of nearby treasures. It is within a 2-hour drive to Lake Tahoe, San Francisco, Sacramento, Napa, and Yosemite among other great destinations.
Here's the good, bad, and the ugly:
The Good: The reputation in the community is solid with the locals and has tremendous potential to grow with the right leadership. There is a great foundation.
The Bad: The business has never made money. Primarily it's because I have had inexperienced General Managers that lacked overall P&L management experience. It's a small community, but we've done over $500K in business a couple of years ago. We scaled back a little, but there is opportunity to do in excess of $1 million with the right leadership.
The Ugly: It is tough to find long-term A players for staff. However, if you can train exceptionally well, then it could be successful.
I started this business to help give back to the community nearly 10 years ago. I do not have restaurant experience and have been hiring General Managers over the years who did not have the experience to operate the business professionally or profitably.

Help Restore Old Silver Mining Boom Town (RV Couples) - Chloride, NM

We are looking for a couple to help restore buildings in an old mining town, and to operate a small History Museum and Gift shop and Gallery. The lady will help in the Gift shop & Gallery, and possibly in the Museum. The man will help work at restoring old buildings and in maintaining the Townsite. We are remotely located, with about 40 miles to a Wal Mart and other shopping. We are adjacent to the vast Gila National Forest with many opportunities for hiking, biking, jeeping and climbing. We don't work hard, just sort keep plugging along. One of the buildings to be restored is an 1876 log cabin that has been selected as an official State Centennial project.
We can provide an RV site with water, sewer, and electric. Phone line is available. We pay hook up fee, you pay monthly bill. TV is by satelite only, and cell phones do not work here in the mountains. We will pay a stipend of $50.00 per week to help offset cost of travel for laundry and shopping. We work seven days a week, but expect helpers to work 5 days per week. You will have lots of opportunity to see and enjoy the area. We would prefer a long term commitment, but it is not a requirement. We can use help as soon as it is convenient for you to arrive.

Cook/Operators for Small Rural Cafe - Chloride, NM

This job is to operate a small Cafe in an old Silver Mining Boom Town. The Cafe is located in the restored Chloride Bank building. The dining room is furnished with circa 1900 furniture, and the kitchen is modern stainless steel, all approved by NM Environmental Department. The Operators will provide all aspects of ordering, preparing, serving food, and maintaining the facility. The owners will provide a residence at no cost, except for utilities. Income will depend on the operators ability to attract and keep customers. Basically, it will be a split of the profits after expenses are paid. The split to be determined.
Chloride, New Mexico is located in the western part of the State, and is adjecent to the vast Gila National Forest. We are a jumping off place for tourists and recreationists who use the Forest. The customer base will be the visitors to the Forest and to this Ghost Town, and the local rancher and retiree population. Attractions include the Pioneer Store Museum, the Monte Cristo Gift shop and Gallery, and the Wall Street Walk (a self guided walk down the historic Wall Street). Facilities that help support the Cafe are the Apache Kid RV Park, and restored vacation (miners) cabins .
We would be interested in responders who would like to settle permanently in this quiet rural area, yet generate some income. Since we are so remote, we do not encourage families with school age children. Pets are welcome, but dogs must be leashed or penned.
