The individuals are responsible for overseeing a mobile home and RV property from all facets, including: sales, reservations, operations, marketing and tenant relations. They will have full P&L accountability and will oversee any park staff employees working for the property. This is a high energy position in a very active Resort. This position also includes, but is not limited to:

• Driving to critical number expectation of 100% occupancy rate on a consistent basis • Maximizing occupancy in the RV section • Ensuring 100% collection of all rent and fees in a timely manner • Ensuring 100% compliance to company home standards around well maintained properties • Managing to an established property budget - not exceeding the amount allocated - “thinking like an owner”

Position Requirements:

• 3+ years of experience within the property management industry, preferably in RV and/or mobile home property management • Stellar customer service skills. • Ability to be very active - walking, bending, standing and lifting up to 20 pounds. • Ability to legally operate a motor vehicle with a valid driver’s license • Completed High School Diploma/GED • Experience successfully leading a team and hiring “A-Players” • Sets high standards for themselves and their team • Works with integrity and honesty • Works calm under pressure and is able to follow through on commitments • Strong work ethic - moves quickly, but with strong attention to detail • Strong organizational and planning abilities • Proactive/takes initiative/self-motivated • Strong written, oral and interpersonal communication skills (Bilingual French/English would be great).

Assistant Caretaker/Laborer Couple - Kodiak, AK

Needed immediately! Looking for an able-bodied, hard-working couple or two individuals for assistant caretaker/laborer positions at Port William Wilderness Lodge. Located on beautiful Shuyak Island, accessible by float plane or boat only. The area is a world class hunting and fishing paradise, and the lodge is the only private property on the island.  Duties include carpentry and painting, cutting and hauling firewood, maintenance & fueling of skiffs, maintaining fishing gear, cooking, cleaning and daily maintenance of lodge.  Experience with chainsaw, generators, carpentry tools & equipment is a must. A general knowledge of plumbing, electrical & hydro power is a plus.

A Camp Host Volunteer couple is wanted for the 2016 camping season. We have a private RV park enjoyed by families with children and pets. The boat ramp to beautiful Stockton Lake is only 1 mile from our park entrance. Evening Star will provide an RV pad, electric, septic and water and use of laundry facilities in exchange for camp duties including taking phone reservations, collecting camping fees, light janitorial duties in our rental cabin and bathhouse, and groundskeeping.

Self-Storage Resident Manager Couple

We are recruiting an experienced full-time, professional Resident Manager couple to operate a modern self-storage property in Sahuarita, AZ. Schedule includes 40 hours per week for both employees.

Previous self-storage industry or related property management experience is preferred. Specific emphasis will be placed on revenue management skills including experience with implementing systematic rental rate increases. This is primarily a sales, marketing and customer service position. Candidates must be friendly, energetic and have excellent telephone and communication skills (both written and verbal), intermediate knowledge of computers is essential including e-mail and Microsoft Office skills. Candidates must possess strong attention to details.

The project consists of several different unit types including drive-up evaporative cooled units, interior hallway air-conditioned units and a large RV lot which offers both covered and uncovered spaces. The facility is also a Penske truck rental agent location. A portion of our business involves reserving and renting Penske trucks. Candidates must be willing to handle all aspects of truck rental returns as well as out-bound reservations.

Office Administration Duties: Daily administration responsibilities include leasing, marketing, banking and office duties, greeting existing and prospective customers, responding to inquiries over the phone, via internet and in-person. Renting vacant units, completing lease agreements and related paperwork, and assisting customers with top-notch friendly service. The position also involves hiring, training and supervising the part-time Relief Manager. Other duties entail off-site marketing, collecting delinquent accounts, preparing units for lien sale, submitting monthly reports to the owner, conducting competition surveys, analyzing rental rates and scheduling/supervising maintenance repairs with both in-house employees and outside vendors.

Maintenance Duties: Specific maintenance duties include preventive and seasonal maintenance on all evaporative coolers, daily cleaning of the office and customer restroom, maintaining all common areas and driveways clean and free of debris, minor landscaping, weed and pest spray application, cleaning vacant units and preparing them for rental.

Compensation: Previous self-storage and/or property management experience is preferred. Hands-on training for the daily operations and on-site management software program (Sitelink Web Edition) is provided.

A competitive base hourly rate of $13 - $14.50 depending on experience, monthly leasing bonus, year-end bonus program, medical benefits and matching401K plan is offered. You will also earn a monthly commission based on the overall Penske related activity. An on-site apartment and utilities are provided as part of the compensation.
