Onsite Management/Maintenance Team for Small RV Park - Rockport, TX

IMMEDIATE OPENING for Couple to manage a small RV park in Rockport, TX. The park opened in March of 2012. The Rockport area is a beautiful resort area on the Texas Gulf Coast that was recently hit by Hurricane Harvey. The park will be repaired and ready for guests to return no later than Sep 29th. The town however, willing be recovering for some time. This is a permanent year round position and we are looking for someone who can start as soon as possible.
We are seeking a couple with skills and a long-term desire to commit to the needs of the guests and to uphold the standards and policies of the absentee owners. Highest quality of integrity required. Previous park experience with Campground Master is a plus. We would like for you to join us ASAP to have time to teach you all that you need to know to take control.
This is an onsite position and you need to have your own RV. We have 53 sites and 4 cabins. As a team you will be responsible for the day to day operation of the park. We run Campground Master Software to handle the park reservations and income for the park. You will also be responsible for cleaning the small activity room and two bathrooms and the cabins as needed. The cabins are one room and bathroom similar to a studio apartment. There are two small pools, side by side that need to be cared for (we have an awesome dolphin robotic cleaner). You will also be taking care of the grounds. We have a zero turn mower and they currently mow the park in one day. There is very little weed eating as we spray to kill weeds in certain areas. There is also the occasional minor maintenance to handle but all major maintenance is handled by the park owners.
This is a monthly park with only occasional daily or weekly guest. Thirty-six of our 53 sites are rented year round to guest who are mostly fisherman and while their RV’s are here, they are mainly just here on weekends. The other sixteen sites are rented six month in the summer and 5-6 months in the winter. We are fully booked and have a waiting list to get into our park. This is an easy park to manage and is mostly a part-time job. The office is closed on Tuesday and Wednesday and open 10 - 4 (closed for an hour for lunch) on Thursday – Saturday and Monday and only open 10 – 1 on Sunday.
The position offers you a full hook up site to include electric, water, cable TV & Wi-Fi as part of your pay package, along with a small salary.

Must have valid drivers license with clean drivers record and be able to obtain a WA CDL drivers license within 60 days of hire. There will be occaisional part time driving of 24 passenger bus and courtesy car for residents to go to and from appointments. Light property maintenance duties are also required. Monitor and maintain pool & spa, toilet and sink maintenance, etc.

The resident managers will live on-site in an apartment provided by the business and oversee the daily operations of the facility and keep owners updated on a regular basis. We are seeking individuals who are ambitious, focused, and manage in a professional manor while treating our customers with the utmost respect.
OFFICE DUTIES
Office administration duties include but are not limited to:
leasing, marketing, banking and office duties, greeting existing and prospective customers, responding to inquiries over the phone, via internet and in-person. Renting vacant units, completing lease agreements and related paperwork, and assisting customers with top-notch friendly service. The position may involve hiring, training and supervising the part-time Relief Manager. Other duties entail off-site marketing, collecting delinquent accounts, preparing units for lien sale, submitting daily/monthly reports to the owner, conducting competition surveys, analyzing rental rates and scheduling/supervising maintenance repairs with both in-house employees and outside vendors.
MAINTENANCE DUTIES
Maintenance duties include but are not limited to:
preventive and seasonal maintenance on all aspects of the facility, daily cleaning of the office and customer restrooms, maintaining all common areas and driveways clean and free of debris, minor landscaping, weed and pest control, cleaning vacant units and preparing them for rental.
We want our office manager to be a confident leader who exhibits a positive, friendly and assertive personality and our Maintenance manager to be experienced in home maintenance and someone who has the confidence and ability to take control of challenging situations. While we are looking for a team who can take initiative and pride of “ownership”, this is a family owned business and you will be expected to report to the managing family partner on a regular basis.

Domestic Couple Wanted for North Shore Estate - Mill Neck, NY
