Overview:
- Collect monthly rents, fees, and make deposits in a timely manner
- Possess a working knowledge of leasing and sales procedures
- Assess resident's needs and concerns in a positive manner
- Communicate and coordinate effectively with vendors, landscapers, contractors
Responsibilities:
- Serve as the day-to-day point of contact for residents
- Conduct routine inspections of vacant homes and overall park condition
- Review new tenant applications and communicate with Asset Manager
- Perform light maintenance duties as needed
- Coordinate home sales and rental transactions
- Review pricing of competitive properties
Requirements:
- General knowledge of repair and maintenance duties
- Good written and verbal communication skills
- Microsoft Word, Excel, and email proficient (experience with Rent Manager property management software a plus)
- Strong negotiation skills
- Previous property management or supervisory experience
- Maintain a working knowledge of landlord-tenant and fair housing regulations
- Attend industry training seminars as requested
- Drug-free, honest, and willingness to treat others fairly
- Bi-lingual a plus, but not required

Jack and Jill of all Trades Needed for Three Vacation Rental Homes - Trinidad / Cedar Creek Lake, TX

We are currently seeking a couple or individual who loves lake front living and will maintain our 3 Vacation Rental Properties on Cedar Creek Lake in Texas. This is a part-time position, offering a great deal of flexibility. Our vacation properties are small to medium sized – quarter acre to under 1 acre. This part-time job is in exchange for free housing; 1 bedroom / 1 bath in-law apartment with a gorgeous view of the lake. Utilities, cable, WIFI and laundry facilities included.
Candidates will be responsible for:
1. Mowing every other week during the growing season, March through October, or weekly if needed.
2. Removal/burning of tree debris that may fall from the trees into the yards.
3. Sweeping or blowing off driveways, sidewalks and decks and docks prior to the arrival of a renter.
4. Checking properties for damage after a renter checks out.
5. Applying weed and pest control as needed.
6. Repairs as they’re needed.
7. Twice a year cleaning of 2 kayaks, 2 paddleboards and a paddle boat.
8. Keep boat house clean and tidy.
9. Occasional Projects: Power wash decks and porches, dock repair, trim shrubs, maintain flower beds, mulch.
10. One property requires: sheets / towels to be laundered / beds to be made, 6-8 beds prior to the arrival of renters.
11. Occasional trips to Lowes/Home Depot may be required. A car is a necessity for travel to the other 2 properties.
Candidates must enjoy working outdoors and being hands on. Must have handyman, carpentry skills and lawn maintenance experience and be willing to provide character references. Non-smokers only.
The selected candidates are offered benefits consisting of a 1 bedroom / 1 bath in-law apartment with a gorgeous view of the lake. Utilities, cable, WIFI and laundry facilities included.
We require a minimum of a 6 month commitment, beginning as soon as possible.
There will be plenty of time for short trips while renters are at the properties, as much of your work will be done off season or between rentals. If you like boating, fishing and lake views, this may be the place for you!
We’re located about an hour south of Dallas, 3 hours from Houston, Austin, Oklahoma, Arkansas, and Louisiana. There are plenty of places nearby to explore.

The Teaching Mentors must possess high moral and ethical standards with a strong Christian/Catholic background. They must live with the at-risk youth, monitor their activities, and maintain harmony through good examples and relationships. This allows opportunities to share Triangle Cross Ranch Christian philosophies with youth and find the goodness within while providing direction in returning home.
Teaching Mentors must be able to physically work hard and encourage boys to do the same through a good example of a solid work ethic. Ranch hand labor such as irrigation, fence building/repair, carpentry, large animal care, driving heavy equipment and late hours are all part of the ranch life.
We are a learning opportunity with nature, in a ranch environment, set in “cowboy” culture and tradition. The Mentor will learn to portray the cowboy way of living through dress and appearance and traditional ranch work.
The Teaching Mentors needs to be a strong person that will not be easily manipulated by the boys, yet has empathy for each boy’s situation. The Mentor will maintain a written log of daily activities accounting for each boy’s attitude inside and outside.

Overview: Camp and Site Host volunteers provide services in partnership with Park Staff, and provide a readily available, hospitable presence in campgrounds and parks that enhance the safe, educational, and enjoyable experience of park visitors. Volunteers are assigned on-site housing for any period of time. Hosts receive a camp or host site in exchange for volunteer service. Service requirements are based on the needs of the park and can vary from 20-hours per person to 20-hours for one occupant.
Camp and Site Hosts are trained at the park level and report directly to the Senior Maintenance Worker and Senior Park Ranger. Essential Functions • Provide information and assistance to park visitors • Assist in maintenance and/or interpretive programs. Stock maps and brochures in kiosks and hand out to visitors, as requested • If in a campground park, conduct campground checks and sell firewood or charcoal briquettes to visitors, as directed by Park Staff • Work with Park Staff and other volunteers in the event of a medical emergency Requirements • Apply and Register as a Long-term volunteer • Must participate in an informal interview • Must submit and successfully pass a Live Scan fingerprinting background check • Must Complete Sexual Harassment Training Online • Must meet with Park Staff to complete an orientation and determine what the expectations of the host are for their specific park • Should be available weekends and holidays • Available 5 days a week to assist with agreed/determined maintenance list from seniors. Couple Needed for RV Park Management May 15, 2018 - Grandview, TX

NEEDED BEGINNING MAY 15, 2018 – We are looking for a couple to manage a small RV park in Grandview, TX. This park is away from the hustle of the city – quiet and relaxing. The park is outside of Grandview, located near Cleburne and Alvarado, 2.5 miles from Interstate 35, just over 30 miles south of Fort Worth, and one hour from DFW International Airport.
We are seeking a couple with skills and a long-term desire to commit to the needs of the guests and to understand and enforce the standards, rules and policies of the absentee owners. Highest quality of integrity required.
This is a permanent onsite position and you need to have your own RV. We have 58 RV sites. As a team you will be responsible for the day to day operation of the park. Knowledge of Campground Master software is preferred. At least one year of experience managing an RV Park or Resort is required.
The perfect candidates will be responsible for keeping the clubhouse and activity room clean and presentable, cleaning two bathrooms, laundry, and small fitness room. We have a small swimming pool which you will maintain. You will also be taking care of the grounds. You will need to perform daily rounds to ensure park is safe and clean. We have zero turn mowers to mow the park weekly. Responsible for general maintenance and repairs, and minor painting, if necessary. If you are handy, or have an electrical or plumbing background, please let us know, as we would prefer a couple that handles minor maintenance, but knows when to bring in experts for major maintenance.
This is a monthly park with a majority of long-term guests – we only occasionally have daily or weekly guests. We are generally fully booked. We have a small office and laundry facility. The office is open limited hours each day.
We have a part-time manager that will relieve you 2 days per week, so you will have plenty of free time. This is an easy park to manage – it will probably be a 40-hour position. Great position for retired or semi-retired couple. But all ages are welcome.
All candidates must pass a background and credit check. Selected candidates must successfully complete a 90 day probationary period.
