Property Manager and Maintenance Technician/Groundskeeper Team - Gary, IN

We are looking for A-Player power Couple for two positions: Maintence Technician/Groundskeeper and Property Manager. If you're a couple who has not turned around a manufactured home park or apartments then do not apply. If you are not a people person and do not work well with others than do not apply. If you are not a couple that works well together than do not apply. If you are not positive and believe in your ability to figure things out, then do not apply.
We are looking for a power couple who is honest, trustworthy, person of their word, self motivated, deciplined, focused, postive mindeset, solution based thinkers, excited to turn around a manufactured home community that has been mismanaged and neglected for many years. This community is a 136 lot, 20 acre, with a couple commercial buildings on it. It has 30 occupied homes with a goal of doubleing occupancy in the next 2-3 years. This can be a 2-3 year opportunity or you can both stay on after but we are working towards doing the needed improvements for a refinace by increasing occupancy. Incentives and bonuses are included to fill home with qulaified residents.
Specific Duties for Property Manager:
1.) Provide excellent customer resident support and service.
2.) Enforce park rules and help keep residents accountable
3.) assist in rent collections, late and eviction notices
4.) Show homes to applicants, fill out lease agreements, go over aprk rules with new residents
5.) Become proficient with tenant cloud, property management software
6.) Identify homes for purchase and bring into park with owners consent
7.) coordinate to turn on utilities for lots as needed
8.) read and create invoices for water meters
9.) Help create SOPs, park maintence manuals, operation procedures for park
10.) ensure there is always 24 hr emergency on call person available
11.) Collect all timecards
12. ) produce and distribute monthly newsletters to residents
13.) help automate park operations
14.) Ensure proper property coding fir all invoices and exoenses
15.) Coorciate off site vendors and contractors
16.) Investigate cost reduction opportunites
17.) Assist coorporate accounting including creating reports and financial statemetns
18.) Other dutues as needed
19.) Must be able to pass a drug and back ground check
20.) Previuos experience working in proeprty management
Specific Duties for maintennce tech/ groundskeeper:
1.) Responsible for completing all the maintennace service requests by residents as assigned
2.) Maintain detailed time card for work performed
3.) Remodel existing vacant homes and get them ready to be sold to new residents. Prepare empty lots for new homes to be installed.
4.) Maintain and order inventory for project completions
5.) Coordinate special project as directed by regional manger
6.) Responsible for 24 hr service as needed
7.) Alert proeprty manager and regional manager of unusual occurnaces or damages that may have taken place
8.) Work within expense limits established
9.) Complete grounds work such as landscaping, trash pick up, sdie wal kand street cleaning,
10.) Assist in monitoring any work performed by outside contractors
11.) Maintain a courteous manner with all resdients, outside vendors and co-workers
12.) Able to lift up to 100 lbs on occuation
13.) Other duties as needed
Opening for Management Person or Team - Just Getting Started in MHC - Caretaker - Basic Computing & Maintenance - South of Seattle, WA

Electrical, plumbing and landscaping experience is helpful for the outside person. Must be physically able to lift 50 # and work in fast paced environment. For the office person, prior experience with a reservation program a plus, but will train for this fast paced environment. 22 hours per week covers FHU with laundry and propane allowance additional hours paid.

Essential Duties and responsibilities include the following. Other tasks as assigned or needed.
- Couples may live on site in a company provided home or an approved local area if you already own a home
- Collect rent and home payments, and issue receipts on a timely basis and handle collection problems
- Make bank deposits on a timely basis and fax the deposits into the corporate office
- Maintain accurate monthly rental summary and send completed summary to corporate office
- Negotiate and sign leases and rental agreements
- Accurately collect, deposit, and report security deposits
- Actively market and promote the property through dealer visits, advertising, and by other means
- Inform prospective residents of availability of nearby schools, shopping malls, recreational facilities and public transportation
- Perform regular inspection of premises and grounds for possible maintenance problems
- Schedule and/or perform maintenance work as required, direct and coordinate activities of maintenance personnel engaged in repairing plumbing or electrical malfunctions, painting or rehabbing homes, performing landscaping and/or grounds work or make arrangements for outside contracted labor to perform the work; whichever is applicable
- Show prospective residents available sites or homes and explain property guidelines and payment expectations
- Investigate resident complaints in regards to maintenance or warranty problems and take appropriate action
- Resolve and document resident complaints concerning other residents or visitors
- Enforce property guidelines and issue warnings when necessary
- Clean vacant homes when residents move out and arrange for painting, carpeting and maintenance, as necessary to make home ready for sale
- Review all invoices, mark them appropriately, approve for payment, and send to area manager for approval
- Purchase pre-owned homes for re-sale with area manager approval
- Oversee the spotting and set-up of homes moving into the community
- Assist with collections of delenquencies
- Maintain periodic inventory of building contents and property condition
- Maintain accurate inventory of all community homes
- Maintain accurate occupancy and delinquency records and timely report same on company forms
- Go to court and conduct the eviction of residents, when appropriate.
- Show and sell (or rent as appropriate) all the company-owned homes in community
- Prepare community news letters
- Plan and hold Community resident relation activities
Cook/Camp Host/ Clerk - Shelter Cove, CA
