On-site property manager/maintenance couple for 28 unit Apartment building in Elgin, IL needed. Must clean, paint, and make repairs. Basic plumbing (fix/replace sinks, toilets; clear kitchen and bath drain clogs); basic electrical (replace outlets, ceiling fans, light fixtures, exhaust fans and resolve blown circuits). General decorating and repairs (painting, replace fixtures, cabinets, windows, ect). Ensure apartments are clean, repaired, and ready to rent.
Show vacant units to prospective renters and complete rental paperwork. Promptly act on tenant requests for maintenance/repairs, keep grounds clean and maintain building cleanliness, collect rents, issue late payment notices, perform landscaping and cut grass, perform snow removal, make sure common areas are clean (stair railings, hallways, laundry room). Assist in rehab of units and schedule and supervise services of third party contractors.
Couple required. Understandng of landlord/tenant laws desired. Compensation includs a Three (3) bedroom Two and half Bath (2 1/2) Townhome.
Must have good credit. No dog policy. Cats allowed. Employment subject to acceptable background and credit check.

Essential Duties Operate various types of equipment and use hand tools typical to the landscape, horticulture maintenance field. Basic knowledge of landscape operations practices and equipment.
Perform equipment operation and other maintenance tasks according to established safety and risk management practices. Performs other duties as assigned.
The office duties will consist of answering phones, collecting rent, check ins and check outs etc.

Experience and Expectations:
- Hospitality and Maintenance experience preferred
- Ability to supervise &/or manage a combined staff of 15-25 employees (housekeeping/maintenance/guest services)

- Strong customer service attitude, positive attitude and presentation
- Maintenance – ability to do all forms of maintenance, landscaping and repairs and remodel.
o Replace windows and siding

o Light plumbing, electrical (we hire trade professionals as needed)
o Maintain schedules, work and project plans
- Bi-lingual (Spanish) is a plus but not required

· What housing is provided? We have a 2 bedroom/1 bath apartment in a wonderful location set up for this opportunity (walk to work). Total compensation package will determine if fully paid or subsidized. Property is dedicated to employee housing as inventory in Cannon Beach is limited.
· Pets? Sorry but no. Our hotel does not allow pets and we prefer that our employee housing be non-pet as well.
· Children/Family – situation dependent. Not opposed, but accommodations offered would not fit a large family.
· Does your property provide food services? No, not really looking for B&B food service type experience.
· Hours? Full time, 40 hrs a week. Over time salary structure and ‘on call’ responsibility. Weekends and Holidays are common but not all.
· Interview Process? Depending on response our plan will be to identify a few primary finalists and perform phone/skype interviews and eventually onsite interviews. Local region is preferred but might plan travel for the right candidate to visit our location.
