Experienced Self-Storage Couple - Reno, NV
WHY DO WE SHOW EXPIRED LISTINGS?
We are looking for a management team of 1-2 office and maintenance workers to staff our well-established, locally-owned self storage facility on a full-time schedule. Ideally, we are looking for a two-person team with a successful history of working together (1+ years preferred but not required). Opportunity for free on-site housing (utilities included) and 50% health insurance coverage after 90 day probationary period.
Job Summary:
Ensure efficient operation of one self-storage facility. Duties include customer-facing problem solving, maximizing sales & occupancy, controlling delinquencies via collection calls and legal notices, performing required custodial and minor maintenance functions and other duties as assigned or otherwise necessary. Our facility is open 365 days a year with shifting staffing needs throughout the month and seasonally; we attempt to provide a regular schedule, however there may be an occasional need for overtime or other flexibility on your behalf. Our office is closed on Sundays and for 7 major holidays per year.
Duties and Responsibilities:
Perform daily functions of running the self storage facility in accordance with company standards and Nevada state law:
Review shift change notes from Property Manager and report property issues and customer requests to Property Manager as necessary.
Promote rentals of storage units by competently handling telephone, email/web, and in-person inquiries and providing information and assistance to customers.
Effectively utilize computer system to log all transactions and tenant data /correspondence.
Collect funds in-person and post payments to account ledgers, redirect phone payment requests through website.
Complete daily walk-thru inspections, checking locks and cleaning units as needed.
Conduct limited retail sales following proper cash management procedures.
Resolve any customer issues effectively and in a timely manner.
Open and close the office daily.
Contact tenants for issues such as past due accounts, auction notification, concerns with units, etc. Complete state-required past due notices by email and verified mail.
Monitor the physical condition of the facility and report maintenance requirements.
Keep office and stockroom clean and organized. Reorder and price resale supplies as necessary.
Maintain exterior areas and grounds attractive and free of debris.
Skills and Competencies:
Skill in interacting with the public and providing excellent customer service.
Polite and respectful, listening to customers’ concerns.
Able to learn and consistently apply company policies and procedures.
Communicate effectively, including handling telephone calls efficiently and relaying messages accurately.
Understand the features and benefits of the facility and affiliated products and be able to leverage for increased sales.
Confidence to work with minimum direct supervision.
Qualifications and Requirements:
Professional presentation and appearance.
Ability to communicate clearly in English via phone, in-person, and by email correspondence. Bilingual/multilingual abilities are a plus!
Able to perform light maintenance and clean-up tasks.
Familiarity with computer software programs (specifically Microsoft).
Frequent lifting up to 25 pounds, bending, reaching above shoulder level, pulling, typing, prolonged standing or sitting.
High school diploma or equivalent.
Valid driver’s license, reliable transport to and from our physical location.
Successful background check and drug testing.

POSITION OVERVIEW
The House Parent(s) will bring the children and youth to spiritual, emotional, physical, and social maturity until their own homes can be restored. MINIMUM REQUIREMENTS
SPIRITUAL: In accordance with the Mission of Bethel Bible Village, will share the gospel with children in our care, as well as their families, to help them know and respond to the love of God in Christ. Be an active participating Christian in a local congregation.
EDUCATION: High school diploma or equivalent. College degree preferred.
REQUIREMENTS: The minimum age requirement for this position is 21 years of age. Because of the live-in nature of the position, no more than two dogs are permitted, and they must live outside. A candidate must successfully pass a physical, drug screen, and TB test.
SPECIFIC SKILLS: One year of youth-related experience. Sensitivity to the cultural differences present among the residents and families served. Effective oral and written communication skills and excellent interpersonal skills are preferred. Previous computer experience preferred.
SPECIALIZED KNOWLEDGE, LICENSES, ETC.: A valid driver’s license is required.
