The on alert hours are determined by the booking schedule. First and foremost this is a service team, and in order to fulfill these rolls the team must have an attitude of Grateful Service. This is a commitment that involves working with the weekly service team to prepare, refresh and clean buildings before during and after guest visits, as well as performing the roll of weekend team. (The function of the property manager will be to maintain the property when not performing service hours. CPM: The Primary function of the Caretaker/Property Manager during bookings is to serve the needs of the guests and team members by being on site and providing assistance during check-in times, activities, gatherings, and check-out times as well as performing security duties and ensuring that guests and team members have a safe and functional environment by maintaining the buildings and grounds. Additional skills needed: · Experience in running heavy equipment and/or farm equipment. · Experience in basic home repairs and maintenance and landscaping/gardening. · Must have a valid driver’s license.
HAM: It is the primary function of the Housekeeping/Assistant Manager to serve the needs of the guests and ensure that Guests and Team Members have a safe, clean and comfortable environment while ensuring the best guest experience possible. Additional skills needed: · Professional housekeeping experience. · Knowledge of safe and proper use of cleaning products. · Knowledge of safe and proper food handling. · Knowledge of administrative and secretarial duties related to the hospitality industry.
Campground Manager - Fillmore, IN

Campground Manager Position Available – Fillmore, IN 46128
This position is at Heritage Lake Campground located at 6840 E County Rd. 500 N, Fillmore, In 46128. The campground has 75 permanent camp sites, as well as a primitive camping area. The campground is located approximately 22miles west of Indianapolis , Indiana off of U.S. Hwy 36. The position will begin no later than April 1, 2016 and will end October 30, 2016. The position can be filled by a couple who share the responsibilities or an individual. The position pays $15,000 for the season. A campsite and electric service for that site will be provided to the manager at no cost for the season. The manager will receive temporary lake rights for the season
The manager shall manage the Heritage Lake Campground in a professional manner. Having a friendly,warm, inviting and professional demeanor. The manager will be expected to make judgement calls based on rules and safety. The duties and abilities of the manager shall include all necessary and related tasks, including but not limited to the following:

The manager shall meet with prospective users of the campground to handle details with respect to daily, weekend, weekly, part-season, and/or full season rentals.

The manager will be available 5 days, to include Thursday thru Sunday, each week for fee collections, exchanging/selling propane tanks, etc.

Making and taking reservations in person and by phone and collecting rents/deposits and any additional charges owed by users of the park/campground. Keeping a complete record of all rentals on a daily log. Receipting all cash and checks received by the renters. Turning over all cash, checks, receipts, envelopes and campground log to every Monday to the Heritage Lake POA office.

The manger will take an inventory of all supplies and equipment at the beginning and at the end of the season.

Performs general maintenance and housekeeping duties including clean and sanitary bathrooms, buildings, and all facilities; rakes, sweeps, mops, vacuums; cleans fixtures, windows, and equipment.

Cleans restrooms/shower rooms on a daily basis with daily periodic checks for cleanliness. This includes: sweeping, replenishing toilet paper if needed, replenishing paper toweling if needed, making sure toilets are clean and unplugged, and making sure garbage is emptied at least twice daily. Be available for restroom/shower room emergencies such as plugged drains or toilets.

Demonstrates exceptional customer relation’s skills, handling any customer problems that arise appropriately according to established procedures and specific situations.

Removes trash and debris throughout the campground.

Handles propane tank exchanges/sells.

Performs general landscaping duties to include mowing grass, trimming bushes and shrubs, and removing weeds, dead trees, and limbs as needed. Perform all other duties and functions as directed or as is reasonable or necessary in the performance of duties as campground host in order to promote the Hill Lake Park and Campground and to facilitate campers, boaters, fishermen and all other persons using the campground.

Check campsites after campers depart to make sure that no debris has been left and the site is clean and ready for the next campers. This also includes picking up any extra wood left behind and cleaning out campsite fire ring.

Ensures that the campground is in a clean, safe and orderly condition at all times. Inspect the park/campground for safety-maintenance conditions and necessary repairs and inform the POA office promptly if any repairs or other corrections are needed.

Enforce the campground regulations and ordinances. It shall be the obligation of the manager to report to the Campground Board any infraction or violation of any campground, state, or local rule, regulation, or ordinance observed by the manager or reported to the manager by residents of the park/campground. It will be the duty of the manager to check out all disturbances before calling for police intervention. It is not the expectation of the POA that the Host enforce regulations on a 24-hour a day basis.

Makes minor electrical and plumbing repairs as needed to ensure safe, well-functioning systems.

Maintains sewer dump stations as required.

Be familiar with proper emergency services personnel in case of emergency.

Follows established safety and first aid procedures, including proper documentation of accidents.

Perform all other duties and functions as directed or as is reasonable or necessary in the performance of duties as campground manager in order to promote the Heritage Lake and the Campground and to facilitate campers, boaters, fishermen and all other persons using the campground.
* Upon the completion of this contract, the Manager shall return to the POA all unused supplies, tools and equipment. The Manager shall also provide the POA with a written report which includes continuing problems, successes, improvements, and suggestions for the next season.

Physical Requirements/Working Conditions:
1. Must be able to lift 40 lbs. to maintain salt level in water softener. 2. More than 50% of the typical work day may be spent walking, sitting, standing and using repetitive motions of the wrists, hands or fingers. 3. Visual abilities to perform tasks required are to operate motor vehicles or heavy equipment and determine the accuracy, neatness, thoroughness of work assigned or to make general observations of facilities or structures. 7. The majority of the work is performed outside with exposure to extreme heat, high humidity and occasionally adverse weather conditions as well occasional extreme cold. 8. Will be exposed to hazards such as moving mechanical parts and moving vehicles. 9. May be subject to atmospheric conditions such as fumes, oils, odors, dusts, mists, or poor ventilation. 10. Noise levels are generally considered normal, occasionally loud.

FEATURED JOB OPENING: Partners in Staging Farm Events - Smyrna, SC

Farm Event Managers I am seeking a couple to plan and conduct events, tours, and celebrations on a farm in Smyrna, SC, about 40 miles southwest of downtown Charlotte.
We are attempting to develop the farm as a site for family outings, parties, school tours, weddings, etc. We have conducted a few events ourselves, including Family Farm Days and an Arts and Crafts Festival, but with very limited success. We need someone with expertise and experience in the field.
We are an approved South Carolina Agritourism site and meet all requirements for events and tours. We also have a specialized insurance policy that covers us for farm events. We have employed rented tents for previous events, but we will have a large pavilion in place soon.
I am constructing several self guided tour trails. Some of our interpretive signs for the tours are already in place, and they look great. We have Kiko goats, several varieties of chickens, Khaki Campbell ducks, Berkshire pigs, 4 Great Pyrenees Livestock Guard Dogs, two miniature horses, and two turkeys. We also have an Indian mound, Indian grave, an old gold mine, a gold exploration pit, a historic railroad bed, and a free flowing spring. We have a few fruit trees and about 1,000 newly planted Christmas trees. We have land available for a corn maze, pumpkins, or pick-your-own berries or vegetables.
All of our animals are friendly and used to visitors . The farm is 92 acres, with about half wooded and about half in pasture. We have a lot of open land for events. Water and electricity are on site. .
I am looking for a hands-on partner for this venture. I will furnish the location and assume responsibility for most of the physical aspects of the partnership. I am comfortable with events taking several years before a significant return. No salary will be involved; we will share in the profits. I am comfortable with the Event Manager receiving all profits for two years to build our clientele and reputation.
Depending on the arrangement I am will to agree to continue as partners as opposed to me learning the ropes from you and then taking over. Such an agreement can be a legally binding contract or just a handshake.
A managing couple lives on the farm. They can be part of this effort, but the successful candidate will be able to determine how the projects will be done and who will be involved.
It is possible that the Event Managers could take over management of the farm. That situation, would again involve no salary, but a free house and 50/50 profit sharing. The farm is not yet profitable, but probably can be so within 12 months.
A retired couple would probably be idea for this position since the couple will have to be self supporting until the events begin producing a profit.
I am not looking for a consultant to tell me how to succeed, but rather, a hands-on partner anxious to roll up his/her sleeves and fully participate in every aspect of the project.
Small RV Park Manager (or Couple) - Austin, TX

Looking for an individual or couple to manage a small RV Park close to Lake Travis in the Texas Hill Country about 35 miles west of Austin. The RV Park recently changed names to Hill Country Lakes RV Campground. We are looking for a non-smoker who is trustworthy and dependable with excellent people skills. Computer knowledge and experience working in RV Parks is preferred.
Our park has 40 sites and we are slowly fixing up existing sites and adding new sites. Duties include taking phone calls, responding to emails and meeting guests at the office to check in and receive rent. Also, mowing, with a riding lawn mower, cleaning the bathrooms and laundry room, collecting and delivering well-water samples, adding chlorine for water treatment, signing leases, organizing occasional community events in the pavillion and responding to maintenance issues as they arise.
Compensation is a shaded FHU site plus $750 per month with one-week paid vacation. There are also other opportunities for additional compensation.
