The Manager position has full responsibility for the financial and operational control of the community. This includes the administration and supervision of policy enforcement, customer relations, marketing, and home sales and leasing support. We are a medium sized management company with 30+ communities in Arizona. We offer a full compensation package that includes housing, competitive pay, and insurance benefits.
ADMINISTRATION AND OFFICE OPERATIONS
• Maintain consistent office hours and/or availability based on the daily schedule.
• Maintain telephone access for daily operations and emergency calls.
• Serve as a community resource for resident challenges.
• Maintain the Rent Roll, resident change records, rent increases and required notifications.
• Coordinate the distribution of the monthly resident billing process.
• Send all original vendor billings to the business office.
• Update the Operating Procedures Manual to maintain current contact/vendor lists.
COMMUNITY MAINTENANCE AND REPAIR
• Develop and implement a useful program that maintains the repair needs for the community. Strive to address all minor repairs without outside intervention.
• Maintain common area landscape, clean up, and general maintenance.
• Monitor all vendor projects to ensure work quality and safety.
• Develop equipment maintenance and repair schedule that protects and promotes the proper use and care of equipment and tools.
• Maintain weed control at a frequency that protects community appearance.
MARKETING AND LEASING
• Provide telephone and office hours for the promotion of the community to prospective tenants, RV patrons and home sellers and buyers.
• Develop a sales program that supports home sale activity for community owned and for-sale by owner (FSBO) home sales. Maintain communications with resident home sales, repossessions, abandonments, etc.
• Monitor home sale ads, activity, newspapers and local publications to secure home inventory for vacant spaces. Strive for 100% occupancy
• Develop and utilize resident support for referral business.
MONTHLY RENT COLLECTION AND REPORTS
• Make daily rental deposits.
• Serve residents with delinquent notices.
• Always strive for 100% collections by the 7th day of each month.
• Reconciliation of petty cash and mileage logs monthly.
POLICY ENFORCEMENT
• Conduct community inspections on a frequent basis to ensure resident compliance with community rules, health and safety concerns as well as city and county codes.
• Maintain an accurate list of community violations and serve written notices to obtain resident compliance.
• Conduct daily tours of the community to monitor progress.
RESIDENT RELATIONS
• Develop and maintain a resident outreach program to support resident needs to build positive tenant relations and community support.
• Resolve resident disputes by providing assistance and intervention that documents resident expectations.
• Coordinate and encourage resident involvement in community activities and events (i.e. Holiday events, Block Watch, informational seminars, potlucks, yard sales, etc.)

Ability to use chainsaws, weedwhacker, tractor, zero turn mower & other maintenance equip a must.
At least one of the couple must have a driver's license. Both must pass background check, no drug use and have ability to stand, bend, walk and lift as required to complete tasks.
Positions include a base salary ( tbd ) and use of a newer remodeled 3 bedroom, 1 bath ranch house to live in that includes all appliances, central air, beautiflul views, country setting, fenced in backyard, quiet peaceful area and a 2 car garage. The ranch house is on same 44 acre property as main house ( 200 hundred yards away) and barn ( 80 yards away ), free utilities and paid vacation and timeoff.
Work Campers - Cripple Creek, CO

We are looking for a motivated team ready to perform every duty from cleaning cabins, fire pits, bathrooms, ect to handling the store, registrations, cutting grass, weed eating, landscaping, painting, building and grounds maintenance, and additional duties necessary to keep the campground operating. We are a small family owned and operated campground and we are looking for teams that are willing to pitch in where needed. We have 53 RV sites, 13 cabins, (2 are deluxe) and one bathhouse with 4 showers and 6 bathrooms.
This job is part time, 24 HRS a week in exchange for FHU site. If you are part of a couples you will be splitting the 24 hours. Scheduling is flexible, but must be willing to work any day of the week.
Our campground sits at an elevation of 10,000 feet, five miles outside of Cripple Creek, Colorado. Working and living at that altitude MUST be taken into consideration when applying. Bonus: It is cool in the Summers!

The Residential Houseparents are responsible for directing the operations of the home to create a family atmosphere that supports the development of the full child. The Residential HouseParents are part of a team of professionals and volunteers. They perform their duties relatively free from direct supervision, acting at all times in a professional manner.
House Parents will need to be able to employ wisdom and discernment in mentoring and guiding the scholars at Boys Hope Girls Hope. The following are character traits that will be needed at one time or another: wisdom, compassion, courage, joy, patience, consistency.
Primary Responsibilities While much of the job involves being there for the residents as much as carrying out certain responsibilities, the following is a list of tasks that need to be accomplished daily and throughout the week
Specific Duties
I. Program Home Operations
-
Establish, maintain and coordinate the residence routine and schedules to provide high expectations, structure, stability, and guidance for the benefit of the scholars.

Ensure that the program facilities and vehicles are well-maintained in function and appearance and that appropriate maintenance records are kept.

Oversee expenditures and help manage the residence food budget
-
Oversee the regular conducting and documentation of disaster preparedness drills.
-
Make sure that the scholars receive regular and nutritious meals and snacks.
-
Ensure that regular and effective residential meetings and evening meditations are conducted.
-
In collaboration with the Program Director ensure that the home operates according to all BHGH National Standards and State of Missouri Residential Licensing Standards.

Child Development and Health

Know and follow Boys Hope Girls Hope program policies and procedures regarding the care and development of scholars

Assume responsibility for scholars in residence, including daily decisions regarding health, safety, and discipline

Responsible for physical, emotional, social, spiritual, and academic development of scholars living in home in accordance with individual scholar service plans and Boys Hope Girls Hope program policies
-
Develop and maintain parent and/or guardian relationships and involvement in their child’s life and the program.

Implement program to teach transitional living skills

Household Management

Assure that home functions in accordance with Boys Hope Girls Hope program and local licensing standards

Maintain the home in a clean and safe condition, providing for nutritional and physical needs of scholars

Ensure that scheduled and necessary maintenance occurs on all program property and vehicles.

Administrative and Record Keeping

Manage house budget, including tracking and documenting all expenses

Schedule, facilitate, prepare and update scholar quarterly service plans for approval by Program Director

Community Relations

Maintain, and role model for scholars, positive relations with neighbors, community groups, schools and authorities.

At the request of the Program Director, conduct out-reach activities to assist in securing resources for the program
Residential Staff and Community Volunteer Supervision

Mentor the other residential staff members and provide input to the Program Director regarding the annual evaluation process for each of them.

Facilitate regular staff meetings, foster effective staff communication and coordination, and ensure that each member of the team has the information they need to effectively fulfill his or her responsibilities.
-
Delegate staff duties for the benefit of the residence and the program.
-
Supervise volunteers as they carry out service with the scholars and provide regular feedback to the Program Director.
III.Residential Services Delivery

Lead the Residential Staff in ensuring that each scholar receives comprehensive and effective interventions for developmentally appropriate growth in all aspects of physical, emotional, intellectual, social, and spiritual dimensions in accordance with the BHGH Program Model.

In every aspect of scholar and residential home life, to engage each scholar in their own holistic development so that they become increasingly responsible, self-sufficient, and skilled as they prepare for college life and independent living.

Oversee quarterly service planning, monthly progress meetings, and all aspects of behavioral and crisis intervention and ensure that thorough and prompt documentations are maintained
Terms of Employment: House Parents will be on active duty Sunday evening through Friday afternoon. Friday and Saturday evenings will be without responsibility for the house parents.
Compensation/Benefits: House Parents will live free of rent, utilities, internet and cable and will also be included in the house meal plan. In addition, house parents will each receive a montly stipend
