Job Summary
The Resort Manager/Couple will administer and maintain all phases of RV operations to include personnel functions, leasing, community maintenance, monitoring market conditions, budget control, advertising, and resident relations. The compensation package for this position includes RV housing, salary, and benefits.
General Accountabilities
· Identifies and addresses issues associated with a supervisory position.
· Hires, trains, coaches, and evaluates on-site employees.
· Takes appropriate disciplinary action in response to insubordination, misconduct, and lackluster performance.
· Thoroughly documents employee/resident incidents as they arise.
· Provides staff with direction, guidance, and tools for performing well.
· Performs a variety of tasks in a calm and controlled manner.
· Plans and schedules work in advance.
· Reaches decisions quickly based on available information.
· Takes initiative to research and complete projects.
· Acts as an innovative and/or creative source to consider solutions to problems.
· Provides clear and concise instructions for effective management of on-site staff.
· Develops an integral team that effectively sells the quality and professionalism of the company.
· Conducts staff meetings on regular basis.
· Performs duties to attain the highest levels of resident service.
· Responds promptly to employees/customer’s needs and concerns.
· Determines the needs of customers while being pleasant, cheerful, and tactful.
· Performs a variety of duties associated with payroll/financial reporting and monitoring.
· Negotiates to maximize the benefits for the organization.
· Processes and approves payment of invoices on a timely basis.
· Ensures completion of various daily, weekly and monthly reports in a timely and accurate manner.
· Review reports and makes operating recommendations.
· Monitors Budget Control Log and regularly reports variances.
· Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments, and negotiations, etc.
· Prepares and inputs remote timesheets and payroll-related information accurately and promptly.
· Survey and understand market conditions and competition.
· Develop and implement a marketing plan.
· Reviews renewals and prepares budget increase recommendations according to the operating budget and market conditions.
· Prepares and follows guidelines of community operating budget, and makes recommendations for ways to maximize income and minimize expenses.
· Performs a variety of duties associated with leasing/marketing and community functions.
· Supports overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.
· Analyzes and monitor community market conditions to anticipate market changes or trends that could affect the profitability of the community.
· Monitors closing ratios of leasing associates to ensure requirements are met and provides additional training as necessary.
· Supervises the planning and implementation of, and attends and monitors, various community recreational and social activities.
· Ensures staff is implementing resident retention and renewal programs.
· Supervises and ensures the collection of all rent and other Community income.
· Inspects Community common areas, models, and vacant units regularly and completes the community inspection report.
· Reviews and approves or rejects resident applications.
· Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
· Performs a variety of duties associated with maintenance and related programs.
· Monitor maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.
· Makes recommendations and oversees the editing of the community newsletter.
· Becomes active in the local business community and develops a rapport with the residential community.
· Attends and participates in training seminars as requested.
· Ensures all on-site staff has enrolled in and completed necessary courses.
· Transports residents and/or prospective residents via motorized vehicle throughout Community grounds; runs errands as necessary.
· Performs other related duties as assigned or requested.

Job Qualifications
· Minimum Education: High School
· Minimum Experience: 2 Years of on-site management
· Minimum Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.
· Preferred Education: Bachelor’s Degree
· Preferred Field-of-Expertise: Sales/multi-family leasing experience
· Valid driver’s license and good driving record.
· Yardi Accounting Software a plus, but not mandatory

Tall Timbers Holiday Park, (a private member-owned 10 acre park) located on pristine Sproat Lake just minutes from Port Alberni, BC, is seeking a highly motivated semi-retired couple or individual to provide maintenance and groundskeeping of the property in exchange for hourly pay.
This is a year-round position that requires the caretaker(s) to live in an onsite residence, with an attractive all-inclusive rent.
The job is full time for seven months (April 1 to October 31) and part time throughout the winter providing security while living onsite.
The position is ideally suited for a couple; however every consideration would be given to an individual that meets our requirements.
The successful applicant(s) will be physically fit, have great people skills and be a self starter. Possess handyman skills and is familiar with carpentry, painting, basic electrical and basic plumbing work. Experience with machinery (tractor) and groundskeeping equipment (lawnmower, golf cart, gas weed-eater) is highly desirable. Computer skills would be an asset.
Caretaker(s) responsibilities include property maintenance, lawn mowing, housekeeping duties (in particular main washroom and shower facilities of the park), provide a security presence, and other general duties.
Ideally the successful applicant(s) would be available February and are required to provide a valid driver’s license and criminal record check.

*Outside Services (maintain golf carts, help guests with golf carts) $10 per hour 25 – 35 hours.
*Maintenance - (you do not have to have experience and this job can be for men or woman. We will train you how to mow and do any work on the golf course) $10 per hour 30-35 hours per week.
*Server/Bartender (we are willing to train) - $9 per hour plus tips 25-35 hours.
*Cooks (experience preferred but willing to train the right person!) - $12 per hour 25-30 hours
