On-site property manager/maintenance team for 16 unit Apartment building in Libertyville, IL needed. Must clean, paint, and make repairs. Light plumbing (fix/replace sinks, angle stops & toilets; snake kitchen or bath drain clogs) and light electrical (replace outlets, ceiling fans, light fixtures and resolve blown circuits). Ensure apartments are clean and ready to rent. Show and rent apartments, make tenant requested maintenance repairs promptly, keep grounds clean and maintain building cleanliness, issue late payment notices, accept late rent payments; landscaping and cut grass, snow removal, clean hallways, clean laundry room and walkways, and stair railings, etc., order and supervise carpet cleaning. Must live on site, couple preferred. Understanding of landlord/tenant laws desired. One (1) or two (2) bedroom apartment included in compensation.
A knowledge and willingness to do all items described above is required. Must have good credit and two people is the maximum occupancy limit for the manager's apartment.
No dog policy. Cats allowed.

Work hours are a normal weekdays with weekends off (except as needed for appointments and possible emergencies). Individuals must possess an attitude of self-motivation, problem-solving and hands-on approach to the task and objectives of the moment. Maintenance is one of the biggest issues. Tasks include mowing lawns in common areas; trimming trees and shrubs; contacting the appropriate contractor in the event of an emergency; overseeing all aspects of the community. Being able to prioritize work and budget for the community needs is essential. Applicants must apply as a team and live on-site in management provided home. Computer & maintenance skills are required. We offer excellent compensation & possible advancement opportunities. Candidates must pass a background and credit check, but perfect credit is not required.

Performing ongoing local area marketing to increase traffic. Tracking marketing leads to optimize future marketing efforts. Organizing marketing events to promote your property
Preparing units for auction as prescribed by law, and approved by management
Effectively communicating with management and fellow team members
Maintaining property appearance and cleanliness including minor maintenance, removing trash, debris, cigarette butts, nails, broken glass, screws etc.
Performing daily lock checks as well as visual inspection
Ideal candidates will have:
Prior self-storage experience, preferred but not required
Customer service, retail sales, marketing, general office and telephone skills a plus
Good organizational skills and basic knowledge of self-storage industry law

Willing to relocate to Dallas/Ft Worth area to live on property
