Community Manager & Maintenance Manager - Harrison, OH

Seeking a seasoned Community Management team (Manager and Maintenance) to manage a large MH community (321 Lots/97% occupied) in the Cincinnati, Ohio metropolitan area (Harrison, Ohio).  The ideal candidates must have excellent presentation, organizational, sales/leasing and proven management/leadership skills.  Previous residential property management experience (5+ years) is REQUIRED.   If you have managed any type of manufactured housing community your resume will be considered first.  Prior manufactured home community management is preferred.

As the Community Manager you will:

*          Maintain positive relations with residents and staff

*          Collect monthly rent-manage delinquencies including evictions         

*          Attract new residents and retain current residents

*          Maintain all aspects of sales and leasing          

*          Maintain asset operations by conducting frequent grounds and home site inspections

*          Maintain financial operations and strictly adhere to budgetary guideline          

*          Coordinate maintenance issues including work orders with maintenance staff

As the Maintenance Manager you will:

*          Supervisory experience

*          Knowledgeable about all aspects of grounds maintenance including landscaping, water line breaks, sewer line breaks, small electrical repairs and road repairs

*          Rehab experience including carpentry, plumbing, electric, painting

*          Snow plow/salting experience-know how to use a snow plow and salter

*          Know how to operate a zero turn mower (ride on)

*          Landscape maintenance

*          Excellent customer service skills

*          Have own tools and reliable transportation

Qualifications for Community Manager:

*          5+ years residential property management experience with proven leadership/management skills

              *          Strong customer service, communication and organizational skills

*          Must be detail oriented and have the ability to multi-task and solve problems/issues

*          Thorough knowledge of federal, state and local laws pertaining to fair housing and employment

*          Proficient with MS Office (Outlook, Word and Excel) and property management software such as Rent Manager, Yardi or Manage America

              *          High school diploma-college degree preferred

*          Driver's license with good driving record (we run credit and background checks)

Job Description:

Under general supervision of the Property Managers, the Assistant Property Managers will perform general maintenance and repair of all buildings, grounds upkeep, and equipment related to those functions; housekeeping, outdoor planting and gardening tasks. This exceptionally beautiful property encompasses some2,000+ acres and is located in the mountains of the Great North Woods Region near Stratford, New Hampshire. This is a live-in position and housing is provided. Ability to Perform and/or Assist With Activities, Such As, But Not Limited to the Following: lifting, mowing lawns, plowing roads and driveways, wood cutting, wood splitting, shoveling around buildings, trimming roadsides, digging and raking with hand tools, building maintenance, operate hand and power tools.  Perform physical activities, such as, but not limited to, lifting heavy items, bending, standing, climbing or walking.  Usual and customary housekeeping tasks, such as, but not limited to cleaning floors, dusting, dishwashing, laundry, bed making, waste removal, maintaining outdoor plantings and assist with gardening and chicken care.  Frequently required to work under inclement weather conditions, follow oral and written instructions, work safely and effectively alone and around public, cooperative working relationships, demonstrate sensitivity to, and respect for, a diverse population.

Requirements:  Must possess a general knowledge of building maintenance and equipment use and maintenance. Mechanical repair and carpentry skills are a plus.  Should have a general knowledge of daily housekeeping tasks.    Must possess a willingness to learn as unexpected tasks arise and no one working on the property is “hands off.”  Flexibility in daily work assignments are a must as is respect for wildlife and nature. License/Education:Must possess a valid driver’s license and have an acceptable driving record.  Must be a citizen of the United States.  A high school diploma or GED is preferred, but will accept work/life experience.

Experience:

A farming and equipment maintenance background will be highly regarded.  Ideal candidates would be accustomed and desirous of living in a remote environment.

Live-in Required:  A 3-bedroom home is provided and includes, water, sewer, heat, electricity, landline phone, waste & recycling removal, washer & dryer, stove, refrigerator.  Satellite TV and Internet will be at employee’s expense and note that as this is a remote location, satellite & cellular phone connectivity can be challenging.  Pets are allowed provided the inside and outside of residence is maintained of all waste.

Key Duties and Responsibilities:

This is a new position and will evolve and develop as employee’s skills are observed and defined.  This is a physically demanding job and, along with the Property Managers, most tasks will be handled in house.  The following examples of key duties are interpreted as being descriptive and not restrictive in nature and do not constitute a complete list of responsibilities.

·         Daily rounds of property buildings

·         Seasonal maintenance of buildings

·         Seasonal maintenance of equipment

·         Maintains roadsides, patching holes, clearing ditches, trimming branches

·         Trash and debris removal

·         Coverage for security

·         Full housekeeping of a minimum of two buildings and act as backup to all buildings when the need arises.

·         Assist with care for chickens: feed, water, gather eggs, maintain a fresh and clean environment

·         Assist with outdoor plant care: water, deadhead, feed

·         Assist with vegetable gardening: weeding, watering, harvesting

·         In the absence of the Property Managers, this position will oversee all maintenance activities, both indoors and outside, as well as provide security oversight of the property.
