On-site team for Mobile Home Park (Maintenance and office) - Pismo Beach, CA

A beautiful mobile home park within 900’ of the beach - on the Central Coast of California has an immediate opening for an experienced couple who will provide outstanding, on-site customer service and maintenance of the daily operations of a multi-resident mobile home park and RV Park in Pismo Beach, California! The hired candidates will work under the direction of the On-Site Property Managers, and District Supervisor.
This is a five day per week, permanent position. We are not interested in short term candidates.
The selected individuals will have three (3) years of experience in the appropriate position - with at least one (1) year of on-site experience in the Property Management, RV Park, or Mobile Home Park industry. Knowledge of Mobile Home Residency Law, and Landlord/Tenant Law preferred.
Office Position:
- Be proficient in Microsoft Office Suite (Word, Excel), PDF software, and ideally reservation software.
- Customer Service (All ages, but experience dealing with seniors is a plus)
- Excellent telephone skills
- Excellent computer skills
- Basic bookkeeping
- Responding to customer emails
- Performs general administrative duties such as collecting and logging rents, filing, typing, mailing, and ordering supplies;
- Tracking deadlines and meeting them without fail
- Understanding of legal issues relating to residents, and tenants and willingness to learn same.
Maintenance Position:
- Communicate and enforce all community rules and regulations;
- Investigate resident complaints and issues and partner with management to determine the correct course of action;
- Receive service requests from residents, and route to the maintenance cue in coordination with property manager;
- Has regular and professional contact with residents, and vendors;
- Performs daily park maintenance such as landscaping, street cleaning, bathrooms, laundry room, office and other common areas;
- Painting of park owned facilities when needed;
- Assists with basic plumbing and electrical maintenance;
- Assists with construction / renovations on park owned rental properties;
- Ensures security of property by conducting regular park checks.
While the typical schedule for these positions is five days per week (flexible days) from 9am to 5pm (one-hour lunch between 12-1pm) ~35 hours per week, overtime may be required as necessary on holidays and during evenings and/or weekends, according to the needs of the business.
Compensation for this hourly non-exempt position is dependent upon experience, and includes hourly wage for all hours worked ($11-12 per hour to start), plus a full hook-up RV site and utilities (water, sewer, electric, and WiFi). We also offer paid time off in the form of sick time, paid holidays, vacation time, and a generous pension plan (after waiting period). Total package valued at ~$60,000 per year, plus pension if you stay long-term.
Employment is contingent upon completion of satisfactory pre-employment requirements including but not limited to passage of post-offer reference checks, and criminal background check.

NEEDED: 3 Workamper Couples
We are looking for 3 Workcamper couples to work from May 1st through September 30th, 2018 in our 55 plus community. Each couple will work a combined 25 hours weekly with 2 consecutive days off, unless there is some event or circumstance that may dictate a need otherwise. We are looking for Workampers that can also cook a few days each week outside of their normal 25 hour schedule.
Compensation includes full hookup sites, electricity, water, sewer and trash provided to you at no cost. Hourly wage for work in Café outside of regular work schedule.
Duties include but are not limited to:
• Work days include some evening and weekend duties.
• Table and Chair set ups/breakdowns for the JRR community events.
• Office duties consist of assisting the Activities office and/or covering reception desk. These duties may consist of photocopying, creating posters and event tickets, posting of posters in the designated areas and ticket collection at events along with other duties assigned by the Activity Director.
• Set up/cleanup coffee for Monday Coffee.
• Set up and break down tables for Bingo.
• Closing pool & spa daily in the evenings at 8PM.
• Opening the pool & spa on weekends and holidays.
• Maintenance tasks: may include painting, changing light bulbs, empty trash and taking to dumpsters, preparing maintenance work orders as applicable and other duties as assigned.
• Light housekeeping including policing of restrooms prior to an event taking place in the Grand Lodge.
• No soliciting from lots of personal merchandise, food items, etc. (Per JRHOA CC&R’s Section 3.7 Business & Offensive Activity).

FEATURED JOB OPENING: Management Couple – Mobilehome Park Manager Team - Whittier, CA

We are looking for a management team that would enjoy working and living in the Los Angeles area. The job provides a nice double-wide updated home, with an average of less than 28 hours per week in the office and only one Saturday per month of 3 hours.
The mobilehome is park located in Whittier, CA; it is a Senior (55+ and older) park made up primarily of resident owned homes. The park is well-maintained with all ground level mobile homes and contains only 75 spaces.
We are looking for a team experienced in providing mobilehome park management to include knowledge of collecting rents, making deposits, procedural policies with regards to the Mobilehome Residency Law. The ideal couple would have participated in some classes provided by the WMA. Some knowledge or working experience with using Microsoft Office such as Word and Excel, an email program such as Outlook or Mac Mail and the ability to be comfortable researching the internet would be a beneficial candidate.
Salary, along with your own private residence, is commensurate with experience. Pets are allowed.
