Apartment Manager/Maintenance Couple - Montrose, CO

Sollenberger Properties LLC is a Property Management company based in Colorado. We currently are in need of a property manager/ maintenance couple in beautiful Montrose, CO. Montrose is a quiet, yet booming little town, on the western slope of the Colorado. OUR IDEAL MANAGER CANDIDATE has experience as an Apartment Manager, preferably with Affordable Housing programs (LIHTC, HUD programs or USDA-Rural Development). They possess the ability to work independently, motivate themselves, be proactive and have a "get the job done right" attitude. They should be able to do the tasks listed below, or easily learn then. They should be proficient in MS Office (Word, Excel), Google Apps (Gmail, Docs, Drive) and able to learn a Property Management-related software. They should have a reliable vehicle and valid DL.
OUR IDEAL MAINTENANCE PERSON has experience with property maintnenace. They should be able to diagnose and fix things across many trades; plumbing, carpentry, painting, electrical, irrigation, etc. They should be able to turn units well and quickly. They also should possess the ability to work independently, motivate themselves, be proactive and have a "get the job done right" attitude.
APARTMENT MANAGER REQUIRED TASKS
• Comply with all Fair Housing Laws
• Hold office hours at the properties meet with tenants, listen to complaints and facilitate action as necessary
• Collect and deposit rents
• Maintain rent roll and administer fees and late notices as needed
• Distribute recertification notices and packets
• Complete certifications as directed by Compliance manager
• Complete End of Month items as directed
• Contact minority, senior, disabled and family organizations and record on
Community Contact Form
• Administer and properly keep wait-list
• Perform Move ins and Move outs
• Maintain tenant files as directed by compliance staff
• Work with compliance officer to submit certifications on time
• Facilitate Unit turns with maintenance staff (unit should be turned and rented within 30 days)
• Collect Invoices and submit them to Accounting for payment
• Adhere to apartment budget
• Work with/direct maintenance staff to cure maintenance requests
• Field emergency calls during after hours
• Look for any damage or problems with buildings or grounds to relay to maintenance staff
• Check laundry rooms, hallways and restrooms for cleanliness and trash.
• Check maintenance request form locations for tenant issues and provide adequate forms to relay to maintenance staff
• Follow and enforce all rules and regulations contained in the lease and attachments
• Write and distribute lease violations to violators as directed by compliance staff
• Monitor tenant’s entryways and windows for rule violations
• Monitor parking lot for unlicensed, inoperable, or non-tenant vehicles
• Pick up debris and trash as necessary
• (SUMMER) Help find and supervise lawn maintenance crews
• (WINTER) Help find and supervise the removal of snow and ice from all sidewalks, and parking areas including between cars. We expect the entire width of the sidewalks to be cleared. Snow removal should be completed by 8:00A.M. If it snows during the day, remove snow periodically and apply ice melt to keep the sidewalks safe for tenant use. Monitor snow removal contractor responsible for clearing main parking lot area.
• Help supervise subcontractors while onsite.
• Prepare for and be available for Inspections with Subsidizing Agency (RD, LIHTC)
• Conduct unit inspections twice a year
• Attend training's/conferences as instructed

APARTMENT MAINTENANCE REQUIRED TASKS
- Comply with all Fair Housing Laws
- Responsible for the overall maintenance of the apartment complex and all areas related to the day‐to‐day maintenance operations of the community.
- Electrical, plumbing, carpentry, masonry, and painting.
- Repairing and treating structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors.
- Make ready units for new move‐ins including painting and repairing walls, trim, repairing drawers and cabinets, as necessary.
- Have a working knowledge of HVAC systems and be able to maintain and repair them.
- Schedule and complete preventative maintenance program.
- Maintain and clean exterior common areas of property, including picking up trash and disposing of it daily.
- Snow Removal including shoveling, snow blowing sidewalks,
- Coordinate special projects as directed.
- maintain a professional and courteous manner with residents, visitors, contractors and fellow employees
- have the ability to follow oral and written instructions and be able to
- maintain effective and cooperative working relationships.
MINIMUM REQUIREMENTS for consideration are: a High School diploma or equivalent, operating vehicle and license to drive, English language proficiency (read, speak and write), and the ability to pass a full background check. Must have compassion to help individuals in need of housing assistance.
SALARY- Depends on Experience but will be competitive and fair. We offer health insurance for employees that qualify. If the ideal candidate would like to live on site, we can incorporate housing into a salary structure as well.

Feeding and cleaning take 3-4 hours/day. A 5 year old large fifth wheel with deck is supplied. 9 miles from Prescott, AZ. Property is surrounded by the Prescott National Forest and the nearest neighbor is 2 miles away. Property sits on a mountain top with some of most amazing views in the country. Would help if applicants had general farm and solar experience.

You can work off your rent doing 14. 5 hours labor per week or 58 hours per month. Your tasks include ranch related small jobs in accordance with owner’s instructions and schedule. Skills and experience such as gardening, landscaping, handyman repair / tool maintenance, ability to operate a tractor / chainsaw, fencing, caring for horses and house cleaning are valued. However, your hard work ethic, willingness to learn / complete tasks in a timely manner and compatibility with owners will also be considered and highly valued. No pets allowed and you must be a complete NON SMOKER, on and off our Ranch. You may board your horses on our Ranch.
Cabin is self-contained, 14ft X 20ft open plan, rustic cabin with double bed, limited solar power, propane appliances, large kitchen and refrigerator, water, wood burning stove, TV, bath. Toilet and showers on site. Off-site laundry. Free water, however, you pay for your own propane. Firewood, can be bought on site from owners. Our magnificent 45 acre ranch sits at 7,500 ft. above sea level in the Rocky Mountains. We offer panoramic views of the San Juan Mountains and border two million acres of magnificent national forest, state forest and BLM land…all within walking distance so activities like hiking, trial bike riding, horseback riding, fishing, hunting, white water rafting, snow mobiling and cross country snow skiing are just some of the fun adventures waiting for you here! There are around 5 world class ski resorts, including the famous "Telluride ski resort" within around 1 to 3 hour's drive from our ranch. Locals call or area " Paradise! "
Owners live on property to provide year round access, prompt repairs, maintenance and snow removal in winter. We recommend you have a 4 wheel drive or SUV. Our Subaru, with good snow tires, navigates our 1.5 mile gravel road and deep canyon easily. Long term tenants are offered priority.

We had a last minute cancellation due to a family emergency for one of our work kamping couples. We are seeking fun-loving, family orientated and dependable people for the 2021 summer season for Housekeeping team and Barista/Activities team. The Leavenworth / Pine Village KOA is a 200+ Holiday park with RV sites, deluxe and rustic camping cabins, as well as tent spots. We are one mile to downtown Leavenworth and basecamp for outdoor hiking, biking, 4-wheeling the Okanogan-Wenatchee National Forest. Water sports of all types with Wenatchee River and multiple lakes are less a 30 minute drive. If you are an avid outdoors enthusiast this place is for you!
Positions available in Housekeeping team and Barista/Activities team Rate of pay: starting wage $14.00-16.50 per hour DOE for all hours worked. Site rent: full hookup back-in sites for $50.00 per person per paycheck (paid bi-weekly). You will receive a store discount, weekly laundry allowance and discount on propane. Seeking couples but will consider a rockstar single that can commit to late May through September 2021.
Assisting an Italian Chef in Cooking and Gardening in Umbria, Italy

Beautiful farmhouse in Umbria run by an Italian Chef (english speaking), is looking for positive, jolly and hard working COUPLES or TWO friends for seasonal work . July until November 30th 2020. We will be happy to welcome only people that could stay for two months or the full season.
We are running a garden to plate experience. A farm to table that offers Cooking Class and Catering Services. We are looking for two people: chef's assistant and gardener position.
On the kitchen side : food shopping, food prep, catering, assistant in cooking classes ( paid job) confidence in a kitchen required.
On the garden side: taking care of the vegetable garden, cutting grass, general garden maintenance .
The two positions can be mix for the full experience.
Free separate accommodation in beautiful farmhouse with stunning view of the Umbrian country side. Located 20 minute drive from Orvieto.
