House:
- A newly built 6-bedroom house
- 1 bed cottage for member of staff (live in manager or housekeeper)
- Pool
- Tennis court
- Gardens, including small vegetable garden
- Extensive landscaped garden
- Access to the beach
Property manager job spec: General list of tasks
Contractors
- Meet with and manage all time schedules for subcontractors and vendors. Suggest and find contractors where needed.
- Security / Alarms: oversee maintenance and act as point of contact.
- HVAC – oversee preventative maintenance
- Roof and gutters to be checked and maintained
- Water Filtration system – filters to be changed as needed & septic tank maintenance
- Propane gas supply
- Entry Gates- to be kept lubricated and motors tested
- Outside drains to be cleared – to be arranged.
- Liaise with landscaping team – including all valves, times, sprinkler heads
- Liaise with pool contractor to ensure upkeep of pool / spa – cleaning filters, pool tiles, heating equipment, pool motor, pool chemistry
- Pest control
House maintenance:
- Ensure all furniture (indoors and outdoors) to be properly cleaned and maintained
- Window washing and shutter cleaning as needed
- Carpets – all carpets and rugs to be cleaned as needed
- Lightbulbs – to be replaced as needed
- Remote controls – batteries to be tested and replaced
- General maintenance – report any problems or damage immediately
- Understand and operate lights, and AV in the house
- Check wifi and phone lines are operational
- Greet guests and have home fully operation and ready for use at min 48 hours notice
- Provide groceries as required
- Housekeepers to be advised of the correct products for all surfaces and products supplied
- Provide or recommend housekeeping staff as required
Staff management:
- Help to employ and manage housekeeping team and contractors (housekeeper, maid, chef, gardeners, pool etc)
- Set up best practice guide for the team
Exterior: - upkeep and maintenance
- Ensure beach and pool chairs and equipment put out and put in storage as required. Upkeep and cleaning.
- Tennis Court and pavilion
- Pool and poolhouse
- “private” beach
- Vegetable garden
- Driveway
Catering:
- Prepare meals for guests or find a suitable chef. Especially a vegan / veg chef who can cater to different dietary requirements
- Hosting and serving drinks – or providing staff who can do this at a high standard.
Expenses:
- House will be run as a business. The property manager will need to supply accounts.
- Send timely expenses reports and petty cash reporting to the family office.
Visitors
- Meeting and greeting visitors
- Point of contact
- Concierge service for guests
General:
- Establishing an emergency protocol for natural disaster etc…..
