Come join our team! As the Property Manager, you will plan, direct and supervise activities at the property. This employee will also receive an On-Site 850 sqft 2 bed/1 bath home, market-valued at $3,200 a month for free! **Utilities not included.
The manager will receive ongoing support to help build and train the rest of the team, marketing the property, overseeing & maintaining budgets, and overall operational tasks to help the property thrive.
General Accountabilities
Responsible for offices opening on schedule, condition of office, and community curb appeal.
Hires, trains, motivates and supervises all on-site staff in order to achieve the operational goals of the company. This includes new employee orientation and training, ongoing formal and informal performance evaluation, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines.
Attends and participates in training seminars as requested.
Ensures all on-site staff has enrolled in and completed necessary courses.
Provides comprehensive feedback to non-performing employees. Facilitates disciplinary procedures and documentation up to and including terminations of employment if necessary.
Develops an integral team that effectively sells the quality and professionalism of the company.
Provides clear and concise instructions for effective management of on-site staff.
Working with the RM/DM, the property manager will assist in budgeting for each upcoming calendar year. The property manager is responsible for staying within the established budget guidelines throughout the year.
Review financial reports weekly and monthly and be able to explain variances.
Ensures that all rents are collected when due, and posted in a timely manner.
Performs evictions and utility cut-offs as required on delinquent rents.
Constant vendor/contractor communications concerning work scheduling, billings, vendor relations, and certificates of insurance. The property manager is responsible for approving and submitting all invoices to the corporate office for payment.
Reports all liability and community incidents to the corporate office immediately. Ensures that all workers’ compensations claims are reported and proper paperwork is completed.
The property manager will complete any pertinent safety checklists with the maintenance staff.
Physically walk and inspect community on a daily basis; inspects vacant inventory homes.
Reviews weekly reporting for accuracy.
Coordinate with sales and maintenance to ensure communication of move-outs and any lot upkeep needed of said move out.
Work closely with Maintenance Supervisor to monitor and schedule all maintenance activity.
Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments and negotiations, etc.
Reviews rent increases and are able to discuss budget increase recommendations according to the operating budget and market conditions.
Follows guidelines of community operating budget, and makes recommendations for ways to maximize income and minimize expenses.
Supports overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.
Supervises the planning and implementation of, attend, and monitor, various community recreational and social activities.
Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
Job Qualifications
Minimum Education: High School
Minimum Experience: 2 Years of on-site management
Preferred Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.
Preferred Education: Bachelor’s Degree
Minimum Field-of-Expertise: Sales/multi-family property management experience
Valid driver’s license and good driving record.
Yardi Software a plus, but not mandatory
Physical Demands
Required to stand, walk, bend, lift, stoop, or be in a stationary position for the duration of the work shift.
Must be able to walkabout inside and outside, by the pool area, go up and down stairs, work events and orally conduct safety meetings.
Required to lift weights (50 pounds or greater) with reasonable accommodations.
