Apartment Property Manager/s for a small Senior 62+ Community - Mendota, IL

Hello! We are looking for an Apartment (Mainly Maintenance) Management Couple or Individual in the small town of Mendota, IL.

This job comes with a LARGE 2 Bedroom Nice Brick house w/patio onsite. Utilities are included in the Property Management position including Wifi.  All appliances included as well as Washer/Dryer. The master bedroom has a large walk in closet. 

A deposit of $500 will be required at Lease Signing. We welcome Pets with a Non refundable deposit of $200. $100 for a second pet. (prefer to be under 25lb)

We offer this position as a Part time 25/30 hours OR as a Fulltime 35/40 hours with salary based on experience. Our current manager has purchased a home but we would love for you to train with him if able before he leaves however not mandatory.  

My husband and I started this same Job at this same location in 2014. We moved to a different location bigger property in 2019. He says he wishes he had left his factory railroad job 20 years ago. He Loves this job as it's so laid back compared to clocking in all those years. The company simply expects you to take pride in the property as if it were your own. 

You pretty much schedule your own hours except when we have snow fall. We get the side walks and porches cleared asap for the safety of our 50 senior tenants.

I do his paperwork in the office that is provided, as well as I help with some marketing and hiring for the company on the side.. Maybe 3 hours a week total? All work orders or maintenance requests come via corperate office through your company provided email so the tenants do not come to your home. A company cell phone for after hour emergencies is provided as well. 

Each property manager recieves an *assistant as well who also lives onsite. We simply maintain the property and apartment maintenance for the rented apartments and are not caretakers of the seniors. 

A company truck along with all the equipment and tools needed to maintain the site are provided by the Company. 

All managers in the area work together as a team. If there is something you do not know how to fix and another manager in the Illinois Valley doesn't know how to fix it, then we contract the work out.

*We will also be hiring an assistant for this site so if you have someone that would like a part time job helping you that includes their own 1 bedroom apartment for 15/20 hours per week with utilities included (no salary) let us know when you email us.   

If you don't mind the few winter months, then this is a great company to work for and we would love to meet you. We have some more available properties in the Illinois Valley area (all the same jobs and blueprint's of houses) coming up this summer as a few are retiring.
