We are now hiring for a Property Manager/Maintenance on-site couple or team to manage a 47-unit apartment building with a pool!
Rare employment opportunity! After 14 years, the current Property Management couple will be easing into partial retirement by taking part-time positions within the company. We are looking for a motivated, energetic, and professional couple/team to manage all aspects of property management and maintenance for a lovely, unique apartment complex consisting of spacious 2 and 3-bedroom, 2 bath units in a 3-story building. Each unit has an indoor patio with spiral staircases facing into the tropical oasis courtyard with a pool! A couple/team living on-site is preferred.
The Property Manager position requires self-motivation, the ability to work independently, strong organizational skills in order to prioritize and efficiently execute tasks, and a calm and calculated approach. The ability to be fair and maintain confidentiality is required. The Property Manager must possess and exercise skill in establishing and maintaining positive working relationships with a diversity of residents, applicants, staff, and vendors.
Must have working knowledge of email, fax, and Microsoft Office.
Property management and maintenance experience preferred.
Responsibilities include but are not limited to:
Maintain constructive relationships with residents, co-workers, and vendors, along with thorough communication with the Corporate Office.
Answer questions from potential tenants regarding residency at Tropicana Apartments; conduct showings of vacant units to prospective tenants; implement and maintain an effective advertising and marketing plan, process applications of prospective tenants; verify tenant eligibility.
Collect monthly rents and other misc. charges from tenants and process deposits in a timely manner.
Weekly building cleaning
Coordinate move-in/move-out process
Inspect the units, in the company of the tenant, prior to move in and complete a detailed inspection report.
Conduct a final inspection when the property is vacated, with a move-out inspection report.
Inspect the units and property at regular internals to ensure House Rules are being adhered to and that the property is safe, clean, orderly and in a properly maintained condition.
Consult with maintenance staff concerning maintenance matters. Schedule routine maintenance repairs and necessary repairs according to tenant/building needs.
Meet corporate benchmarks for occupancy, rent collections and timely compliance of reports/paperwork.
Operate property within budgeted income and expense guidelines.
Maintain office filing system.
Serve as liaison between tenants and the Corporate Office.
Maintain a consistent and predictable schedule.
The Maintenance Technician is responsible for all general maintenance of the housing complex. Primary duties include, but are not limited to:
prioritize and complete unit work orders
establish and adhere to preventative maintenance schedule
complete basic unit turnovers in a timely manner
maintain records of service requests, completed work orders, and other maintenance related records
assist in property inspections with various government and city agencies and make necessary repairs in a timely manner
perform, lead, or manage all aspects of the property's maintenance, including grounds, custodial, preventative, corrective, deferred and emergency maintenance
Flexible schedule with primary hours being Monday-Friday
Compensation package includes: monthly salary + hourly after weekly hours are met, Beautiful 3-bedroom unit, internet.
