Full Time Property Manager / Maintenance Technician COUPLE sought for properties in South King County. Manager will be responsible for running a small mobile home community in SeaTac. Applicant should have good people and organizational skills, be computer/Microsoft software literate, be in adequate health so as to maintain routine repairs/landscaping at the park. Technician will be responsible for routine and preventative maintenance, troubleshooting and repair at our South end mobile home communities and apartment complexes. Applicant should have experience in routine plumbing, electrical, carpentry, roofing, and mechanical maintenance of facilities, equipment, and systems.
Competitive Compensation and a Complete Benefits Package Includes:
- $25-$35/hr for FT Maintenence Position and $850/mo for PT Management Position

MANAGEMENT - ESSENTIAL DUTIES AND RESPONSIBILITIES:
- This portion of the position is, on average, 20 hours/week (busier at beginning of each month and during the summer months)
- Issue monthly invoices/deposit rents/water meter reads/follow-up with tenants on unpaid balances
- Advertise/show available homes and RV Spaces. Write up leases and oversee move-ins and move-outs
- Perform routine maintenance/minor repairs/landscaping at the park
- Will occasionally need to turn a small number of park-owned homes
- Arrange for and oversee service vendors
- Proficient with Microsoft software/email (especially Excel, Word, and Outlook)
- Requires two set office hours per week, walking the park daily, carrying a park phone so as to respond in a timely manner tenant’s and/or owner’s needs
MAINTENANCE - ESSENTIAL DUTIES AND RESPONSIBILITIES:
- This portion of the position is Full-Time
- Perform daily service, routine and preventative maintenance in units, common areas and around community grounds. Occasional repair of park water lines needed
- Perform apartment turnover maintenance such as painting, removing old carpeting and pads, installing new flooring, blinds, cabinets, and fixtures etc.
- Plumbing, electrical, roof repair, appliance repair as well as some carpentry (light framing/hanging doors)
- Install new appliances such as dishwashers, ranges, and refrigerators
- Able to work weekends as needed
EDUCATION, EXPERIENCE, TRAINING OR SKILLS REQUIRED:
- Prior on-site apartment/mobile home management and property maintenance experience highly desired
- Advance technician training in one or more service/construction trades preferred
- Valid WA State Driver's License, good driving record, reliable transportation, and auto insurance required
- A truck and experience operating heavy equipment (backhoe, dozer) desired
- Possess/has access to a set of working tools
- Ability to lift up to 60 lbs, push and pull up to 100 lbs, climb stairs and ladders
- Work efficiently under minimum supervision
