A part-time managing couple is being sought for a small, neighborhood mobile home community in South King County. In exchange for managerial duties, a monthly $850 stipend and a well-maintained 1bed/1bath home will be provided (rental value of $1100.) Bonuses based upon occupancy are available. Retirement and medical coverage are not included. The position is ideal for a retired couple or couple working from home. One small pet is allowed.
The position is, on average, 20 hours/week -- i.e. busier in the summer months (some landscaping responsibilities) and at the beginning of each month (posting rent and issuing invoices.) Requires two set office hours per week, however, a strong on-site presence is achieved by living in the community, walking the park daily, and the use of a smart phone to respond to calls, emails, and texts. Position is very similar to that of a multi-family Apartment Manager, but less laborious since most of the homes are owned and maintained by the residents.
Management - Essential Duties and Responsibilities
• Issue monthly invoices/deposit rents/water meter reads/follow-up with tenants on unpaid balances
• Advertise/show available homes and RV Spaces.
• Write up leases and oversee move-ins and move-outs
• Perform routine maintenance/minor repairs/landscaping at the park
• Will occasionally need to turn a small number of park-owned homes
• Arrange for and oversee service vendors
• Proficient with Microsoft software/email (Excel, Word, and Outlook)
• Requires two set office hours per week, walking the park daily, carrying a park phone so as to respond in a timely manner tenant’s and/or owner’s needs
Job Qualifications
• Previous park or on-site property management experience (preferred)
• Must be able to pass a background check and drug screening
• Basic computer skills and proficient with Outlook, Word, Excel
• Ability to learn Property Management software program
• Must have valid driver’s license and carry current auto insurance - a truck is handy
• Must be able to lift up to 30 lbs and be agile enough to walk the Park and read water and electrical meters.
