WHY DO WE SHOW EXPIRED LISTINGS?
We are a start up Tiny Home / Rv community and are seeking a seasoned person(s) to manage and grow with the community. The role of manager is to provide daily management ops with emphasis on attracting desired community residents. The primary objectives are to increase occupancy and to promote those homes onsite that are for sale.
Duties related to the Management position below:
Promoting and showing existing properties, develop good relations with existing residents and potential residents
Oversee any repair or mantainence work on premises, vetting vendors and obtaining bids, managing budget for work requested
Prepare new lease up documentation, provide new resident info for current database updates. Maintain records and accounting of all transactions handled.
Provide onsite followup for leads generated through marketing efforts, provide content (pictures/media/events/news) to marketing for social media and website presence on a weekly basis
Oversee WorkCamper program, provide scheduling , verify work and hours weekly, plan for seasonal change of workcampers, provide daily tools needed for work and ensure inventory accounted for and secured at end of their work shift, plan appropriate duties for appropriate workcamper
Make prompt same deposits to bank account for any funds collected.
Monthly Water Meter Reading, submit readings to accounting.
Development of our Airbnb program , over see rental is in good repair and ensure in meticulous cleanliness prior to a guest arriving.
Handle resident inquiries, know NM tenant laws, provide resident notifications, submit documents for process serving, filing of court documents , appearances in any court proceedings should an eviction be required
Assist in oversite of community oriented projects such as establishing community garden, compost, and other projects as needed. Most of these types of endeavors will be via volunteers within the community that desire to organize /create and implement the project with prior Owner approval
Enforce community rules , encourage participation in community watch group, create a sense of community
Desired qualities:
- Good knowledge of property management and maintenance
- General understanding of construction, electrical, heating and other building systems
- Effective time management and the ability to meet deadlines
- Efficient organizational and multi-tasking abilities
- Strong interpersonal skills, ability to interact professionally with tenants, vendors and maintenance teams
- Knowledge of real estate laws and guidelines
- Proficiency with word processing software and related tools
This Position requires manager live onsite. We can provide full hookups for those with their own Tiny Home/RV or we will provide housing onsite. This is a 1099 contract position to start.
