Ideal for a married couple, or a two-person team.
Looking for a Full-Time Resident Manager and Maintenance Professional to live and work at Saracen Court Apartments, a 100-unit facility in Vermillion, SD.
Duties Include (but are not limited to):
Managerial Duties
- Show units and process applications
- Move-ins and move-outs, rent collection
- Generate all paperwork associated with tenant files, and record keeping using management software Yardi (willing to train on software)
- Investigate and resolve tenant complaints
- Ensure all work orders are processed and completed in a timely fashion
- Scheduling vendors as needed
- Enforce rules and regulations
- Clean laundry room
Maintenance Duties
- Monitor all aspects of maintenance to ensure units are turned in a timely manner
- Investigate and resolve tenant complaints
- Ensure all work orders are processed and completed in a timely fashion
- Seasonal work such as lawn care and snow removal
- Install and help maintain window air conditioners
- Repair or replace defective equipment parts
- Perform light electrical repairs on items such as appliances, fixtures, outlets, circuits, etc
- Occasionally perform custodial work, such as sweeping, mopping, vacuuming, emptying trash in common areas
- Keep accurate records of maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders
- Must be aware of and conform to all safety requirements while working on the property and operating motor vehicles
- Perform all other duties assigned and those that may be necessary to achieve company goals
- This job requires some physical demands, such as lifting, carrying, pushing, pulling, squatting and bending to work

- Excellent verbal and written communication skills
- Proficient math and basic accounting skills
- Strong organizational skills
- Ability to multi task
- Timely reporting with emphasis on detail
- Computer competence in Microsoft Excel, Word, and Outlook
- Accountability, the ability to accept responsibility and account for actions
- Safety Awareness
Education and Experience
- High School Graduate Degree

This position requires onsite living and ability to be on call for emergencies.
Experience in residential property management is a plus but not required. - No pets or smoking allowed.
