Small Mobile Home Park Needs Manager Couple - Midland, MI

Seeking a manager/couple for a 53 unit mobile home park located in central Michigan. Well-kept park.  Majority of homes are tenant owned and/or on rent to own agreements.  Many long-term tenants. Good schools, recreation, retail, healthcare and other services within the local area. 

Must have prior experience managing either a mobile home park or an apartment community.  Strongly prefer applicants having experience with rental management software such as Rent Manager or App Folio. 

Responsibilities: Manage the park including maintaining tenant records, issuing statements, ensuring rents are paid and park rules are followed.  Market available homes and lots. Develop and maintain positive resident relations.  Conduct regular inspections of the property (walk -throughs) to identify safety concerns, tenant issues, necessary repairs.  Peform or supervise vendors in the performance of maintenance, repairs and renovations.

Develop and maintain good tenant relations. 

Maintain "open office hours" at least 10 hours per week and be available by appointment for leasing and tenants who require assistance outside of regular hours.  Office is located in/adjacent to manager home provided as part of employment.

Park currently contracts out landscape and mowing services.  However, these and other R&M duties could be performed instead by the manager/couple for additional compensation.
