JOB SUMMARY
Manage and maintain the RV Park for owners or property management firm by performing the following duties personally or through subordinate staff.

1. To serve our guests so they may enjoy their stay at the park. 2. To preserve the park in an excellent state of repair and appearance.
3. To work as a team to accomplish the above.
ESSENTIAL RESPONSIBILITIES The Park Managers are responsible for the safe and efficient operation of the park. Primary concern must be given to any condition that might be a safety hazard such as gas leaks, broken glass, tree limbs, holes in the ground and obstacles that could be trip hazards, etc. The management team must establish a good working relationship with the guests whether the guests are first-timers or repeats. You will be called upon to help settle disputes involving many diverse problems. A friendly attitude and genuine concern for the well being of the community are your best allies. Your efforts will be transmitted throughout the park and will result in a harmonious and peaceful environment if handled properly.
The quality of maintenance will also have a great effect on the guest's impression of the park. Proper and timely maintenance is a top priority of park staff. You will be asked to familiarize yourself with the location of emergency shut-offs and the sources, which can help you with emergencies. Know what actions to take in emergencies.
It will be your responsibility to ensure that the assistants who help out in the office are cognizant of their duties to be performed. When the Park Managers are off, the Assistant teams must be trained and capable of making good decisions and act in accordance with the park's policies and procedures. This includes safety concerns, guest relations, registration and accounting for funds.
ESSENTIAL DUTIES:
Register prospective guests by telephone or personally and assign the space for their rig.
Provide new guests a copy of the park's Rules & Regulations to encourage compliance and harmony while staying in the park.
Collect monthly rents and/or electric deposits in a timely manner and issue receipts.
Keep accurate and complete guest ledgers and financial files.
Deposit funds collected at the park's designated financial institution in a timely manner.
Compile a monthly report and advise Property Supervisor of accomplishments or problems in the park during that month.
Investigate guest's complaints with management as well as those concerning other guests. Institute a resolution to satisfy both parties if possible.
Create preventative maintenance schedules and estimate long-range equipment replacement.
Inspect vacant spaces to ensure the spaces are clear of debris and look presentable.
Direct, organize, and schedule repairs for plumbing and electrical malfunctions, garbage pick-up, painting buildings, performing landscaping or gardening work, removal of snow and ice, repairing park owned equipment, any park owned facility, and arrange for outside personnel to help with the maintenance during the busy season.
If no maintenance staff is available, these functions may be required of the Park Manager.
Develop daily maintenance schedules, performance logs, and follow-up with quality control of maintenance projects on a daily basis.
Create preventative maintenance schedules and estimates for long-range equipment replacement.
While on duty, be available to park residents during business hours in the park office and/or after hours for incidents and emergencies.
File guest and park records in an organized manner.
Record and maintain inventory of property and supplies belonging to the park. List must include the name of the manufacturer, serial and model numbers of park owned equipment. Update inventory list each time new equipment is purchased for the park. Provide the corporate office a copy each time the inventory is updated. File original in a safe place.
Purchase supplies for office use and retail sales items such as beverages, RV supplies, etc. Provide record keeping information, (expense reports, deposit receipts), to the park bookkeeper/owner.
Maintain petty cash and document purchases with appropriate receipts. Send reconciled report with pertinent receipts attached to assigned park bookkeeper/owner.
Answer inquiries concerning travel routes, recreational facilities, scenic attractions, and eating establishments. If appropriate, provides mailing services.
Open and close the swimming pool at specified times.
Mow & water lawns and cultivate flowerbeds and shrubbery or contract with outside vendors to maintain. Maintain irrigation system as necessary. Clean and maintain pool and pool equipment or contract with outside vendors to maintain.
SUPERVISORY RESPONSIBILITIES
Must have supervisory experience in organizing maintenance staff, training and follow-up.
Must be able to supervise outside contractors, ensuring completed project and securing lien releases and appropriate documentation for park operations.
QUALIFICATIONS

EDUCATION and/or EXPERIENCE
High School Diploma
Must have 2-3 years of management experience at RV parks, Hotel/Motel or Apartment Management.
Must have a basic knowledge of state and local laws in relation to the operation of a RV park.
Need to recognize the sensitivities associated with staff management and be a good listener.
LANGUAGE SKILLS
Must be service oriented with ability to communicate effectively and courteously with a variety of individuals on various levels. Must be able to create written reports on status of operations on a routine basis. Must be able to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
MATHEMATICAL AND COMPUTER SKILLS
Must be able to perform basic math functions including but not limited to space rent calculations, percentage increases, measurements and dimensional proficiency. Estimate cost of various basic repairs or replacement of equipment.
Must be able to gather costs and expenses for purposes of budgeting and estimating long range repairs.
REASONING ABILITY
Must be able to evaluate a situation and determine the best and most economical course of action. Must possess good problem-solving skills. Solution oriented thinking necessary.
Must possess good people skills with ability to diffuse hostile or volatile situations.
Organize and schedule events held as a community service for the guests.
CERTIFICATES, LICENSES, REGISTRATIONS
Valid driver's license and auto insurance, if personal vehicle is used for park business.
Ability to understand and operate equipment consistent with residential management, including but not limited to irrigation and sprinkler systems, mowing equipment, large appliances and vehicles assigned to the property.
