A well-maintained, 34-unit beachside condominium in Indian Rocks Beach, Florida, is seeking a professional, experienced couple to serve as the onsite management team. This live-in position is ideal for a couple with combined strengths in community association management, property upkeep, and short-term rental coordination. Responsibilities include overseeing daily operations, maintaining the property, managing rentals (including scheduling cleanings and maintaining the rental website), and ensuring a positive experience for residents and guests. Must be outgoing and present yourselves well. Pets would have to be approved by the board.
General Operations & Community Management:
- Oversee the day-to-day operations of the property, ensuring a safe, clean, and well-run community.
- Serve as the primary point of contact for owners, guests, vendors, and the board of directors.
- Maintain effective communication and ensure compliance with association rules and regulations.
- Provide ongoing support to the board and assist with implementation of policies and procedures.
Rental Program Oversight:
- Manage the community’s rental program, including maintaining the rental website and responding to inquiries.
- Coordinate guest arrivals and departures, key/code distribution, and ensure positive guest experiences.
- Schedule and oversee unit cleanings between rentals and manage vendor relationships with housekeeping services.
- Track and report rental activity, occupancy, and any issues that arise during guest stays.
Maintenance & Facilities:
- Perform regular inspections of the property and light maintenance tasks.
- Coordinate with vendors for repairs, landscaping, pool maintenance, and pest control.
- Ensure the cleanliness and upkeep of common areas and amenities.
Administrative & Financial Support:
- Assist with budget management, invoice processing, and expense tracking.
- Maintain records and logs for maintenance requests, owner communications, and vendor work.
- Provide regular updates and reports to the board, including preparation for meetings.
- Use software tools (Microsoft Office, association management software) to manage administrative duties.
Qualifications:
- At least one individual must hold a Florida CAM license. If you do not have one, the condominium board will pay you to get it within 1 months. After that, it will be your responsibility to maintain your license and pay for your courses.
- Previous experience managing condominiums, vacation rentals, apartment rentals or beachside properties.
- Must love the beach.
- Proficiency in managing rental systems and websites (such as Lodgix, VRBO, Airbnb, or custom platforms).
- Strong communication, customer service, and organizational skills.
- General maintenance knowledge and ability to supervise vendors and cleaning teams.
- Technologically capable—able to use Word, Excel, email, and property management systems.
