We are seeking a responsible and customer-oriented couple to manage our self-storage facility. As self-storage managers, you will live on-site and be responsible for the day-to-day operations of the facility, ensuring a safe and well-maintained environment for our customers. This is a unique opportunity for a couple to work together and make a positive impact in the self-storage industry.
Responsibilities:
1. Customer Service:
- Greet and assist customers in a friendly and professional manner.
- Answer inquiries, provide information, and assist with renting storage units.
- Handle customer concerns and resolve issues promptly.
2. Facility Maintenance:
- Conduct regular property inspections to ensure cleanliness and security.
- Perform light maintenance tasks such as sweeping, cleaning, and minor repairs.
- Coordinate with maintenance personnel for larger repairs when needed.
3. Security:
- Monitor security cameras and access points to ensure the safety of the facility.
- Enforce security policies and report any suspicious activities to the appropriate authorities.
4. Rent Collection and Records:
- Collect rent payments from customers and maintain accurate records.
- Send late payment reminders and follow-up on overdue accounts.
- Keep organized records of leases, move-ins, and move-outs.
5. Marketing and Sales:
- Promote the facility through local marketing efforts.
- Encourage referrals and maintain a high occupancy rate.
- Assist with the preparation of marketing materials and online listings.
6. Administrative Tasks:
- Manage paperwork related to rentals and lease agreements.
- Maintain a clean and organized office space.
- Handle phone inquiries and respond to emails promptly.
7. Emergency Response:
- Be available for on-call emergencies, such as break-ins or facility issues, on a rotational basis.
Qualifications:
- Strong customer service skills and a friendly, approachable demeanor.
- Basic computer skills for record-keeping and communication.
- Ability to perform light maintenance tasks.
- Excellent communication and problem-solving skills.
- Self-motivated and capable of working independently.
- Must be able to live on-site in provided accommodations.
