Resident Apartment Manager Team Wanted
Seeking a couple to manage a beautiful, privately-owned low-income apartment complex consisting of 63 Family and 48 Senior units in Santa Barbara, CA. The couple must live on-site, rent free.
Education and Experience:
Must have a minimum of four years’ experience in a similar capacity managing low income property. Must be well versed and educated in California Affordable Tax Credit (CTCAC) rules and regulations, LIHTC, HUD, Section 8 Rental Assistance and California Fair Housing practices. Should be skilled in conflict resolution, problem solving, dealing in a professional manner with all types of personalities, ages, and socio-economic groups. As an independent, self-directed team, work together to accomplish the duties listed below. Computer Savvy, Microsoft Office, Email correspondences, online faxing, online banking. Correspond and communicate well in English, some Spanish preferred but not mandatory. Light maintenance and construction skills a plus.
Office Duties: Collect and track rent, deposit of rent, update rent as needed per changes by Section 8 Housing and owner’s instructions.
Yearly income verification/certifications of all residents per CTCAC guidelines.
Work with local Housing Authority and other agencies regarding existing and future residents.
Go through a vetting process, credit/background check, income verification for new resident applicants should we have a vacancy.
Write monthly newsletter of any upcoming events, activities for families in town, rule reminders etc.
Take maintenance requests, schedule and advise resident.
Send notices to residents of any lease violations and follow up.
Maintenance Duties: Light plumbing, electrical, HVAC, painting, carpentry. Be able to diagnose a maintenance issue and schedule vendors accordingly. Guide gardener in keeping property pristine.
Conduct annual apartment inspections for health and safety conditions. Determine any upgrades or replacements of interior flooring, appliances and plumbing.
Walk the site daily and make sure property is clean and in good shape.
Other Duties: Monitor and make recommendations to improve property operations. Being fiscal responsible to the yearly budget. Review and get approval of large expenditures. Update upper management via reports as needed. Attend and contribute to the monthly staff meetings going over any issues or concerns to the property or residents. Attend workshops and conferences through Tax Credit, Housing Authority and Santa Barbara Rental Association.
Compensation: Salary commensurate with experience and apartment with paid utilities included.
