Maintenance Technician
We are seeking an experienced property maintenance technician to work at one of our residential rental properties in Girdwood, AK.
Under the direction of the Community Manager, the position is responsible for the overall day-to-day and preventative maintenance of the Apartment Community. Essential duties and responsibilities include the following.
Expected Responsibilities to Include:
- Performing light maintenance on all appliances
- Performing light electrical repairs, plumbing work, and carpentry work
- Performing custodial work and grounds work
- Refurbishing of apartments prior to resident occupancy
- Keeping accurate records regarding preventative maintenance, work orders, refurbishing, annual inspections, and inventories
- Interaction with residents
- Assist with annual unit inspections to ensure compliance with LIHTC, and HUD Standards
- Other duties as assigned
Expected Qualifications to Include:
- High school education or equivalent
- Minimum 2 years related experience and/or training; or equivalent combination of education & repair experience
- Training in some or all of these areas a plus: carpentry, plumbing, electrical, painting, refurbishing, cleaning, a/c, & appliances
- Ability to read and interpret documents, math ability, customer service and reasoning ability
- Must be self-motivated and willing to take initiative

Residential Property Manager
We are seeking an experienced property manager to manage one of our residential rental properties in Girdwood, AK.
Expected Responsibilities to Include:
- Interaction with tenants, including collections, lease administration and tenant retention
- Conduct annual unit inspections to ensure compliance with LIHTC, and HUD Standards
- Conduct daily arrear collections - which include door knocks
- Completion of tenant certifications for LIHTC compliance
- Preparation and implementation of maintenance plans
- Contract administration and vendor management
- Other duties as assigned
Expected Qualifications to Include:
- 3-5 years experience in an onsite property management office
- Experience with Low Income Housing Tax Credit, HUD regulationsdesirable
- Must be self-motivated and willing to take initiative
- Must possess strong team, building and personnel management skills
- Must be adept at using Microsoft Office and have sufficient general computer skills
