ON-SITE HOUSING PROVIDED AS PART OF COMPENSATION
We are seeking a Part Time Management/Maintenance person (could be a couple) to live on-site and oversee a Mobile Home Park in Ridgecrest, CA. The role includes office and maintenance responsibilities to ensure successful operations, positive community relations and achievement of financial objectives. We estimate office to be 60% and maintenance to 40% of responsibilities. This could be a two person team or an individual with both office and maintenance skills who could fulfill the duties on a full-time basis.
As part of the compensation package, this position provides a manager's home, including paid utilities. There will also be an opportunity to earn bonuses based on improving the property’s operations and meeting financial results.
RESPONSIBILITIES
Office
• Be the face of the Community and the first point of contact with current and future residents, contractors, vendors and others.
• Hands-on attention to the daily operations of the mobile home community, including budget management, as well as proactive attention to the overall appearance and safety of the property
• Implement MHP Management Procedures as directed by Management Company and Ownership
• Ensure monthly rents are collected and any delinquencies addressed as soon as legally permitted
• Work with ownership and management to implement local Marketing/Sales program to improve and maintain occupancy
• Tenant applications, screening, approvals
• Manage Move-ins & Move-outs
• Tenant Relations & Conflict Resolution
• Rent Enforcement & Evictions, serving notices when necessary
• Provide accurate and timely reporting on a monthly basis
• Maintain organized resident files
• Enforce community rules/regulations
• Follow all applicable safety procedures to ensure a safe work and living environment
• Promote positive resident relations through various programs; newsletters, activities,
Maintenance
• Walk the property 2 – 3 times weekly, pick up litter, debris, document park conditions and proactively identify maintenance and appearance items to be addressed to improve and maintain the park’s safety and curb appeal.
• Responsible for weekly cleaning of common areas - including laundry area, office and restrooms
• Perform landscaping tasks: blowing leaves, raking, sweeping and picking up garbage/debris
• Provide excellent customer service to residents, coworkers and vendors
• Light Maintenance of rental homes which may include, painting, cleaning for unit turns, landscape maintenance and handyman work
• Supervision and coordination of vendors and contractors for more complex maintenance projects requiring licensed or skilled trades
• Assist Park Manager in enforcing community rules and regulations
QUALIFICATIONS:
Office
• Ability to effectively communicate with residents, vendors, employees and supervisors
• Friendly, positive attitude coupled with the ability to be fair, be consistent and be timely in all resident interactions and enforcing all community rules and regulations
• Excellent computer skills including property management software (preferably Rent Manager)
• Prior property management experience and Mobile Home Park experience is a huge plus
• Attention to detail, neatness, organizational skills
• Ability to be pro-active to identify what needs to be done as well as to execute management’s daily and monthly plans and objectives
Maintenance
• Friendly, positive attitude and ability to be fair, be consistent and be timely in all resident interactions and enforcing all community rules and regulations
• Ability to proactively identify issues and troubleshoot various types of maintenance related issues, self-perform simple projects and work with outside contractors to solve complex issues
• Experience in maintenance and handyman type projects
• Ability to use hand and power tools
• Must have excellent time management and organizational skills
• Must be able to multi-task and be able to prioritize workload
• Ability to read, write and communicate in English
• Able to lift, pull, push or carry up to 60 lbs.
• Able to work with a minimum of supervision,
• Attention to detail, neatness
GENERAL REQUIREMENTS:
• Candidates must pass a background drug test and credit check, but perfect credit is not required
• Work hours offer some flexibility, however the maintenance position generally two mornings per week to walk the park/clean up debris and litter, clean common buildings and the manager is generally required to be in the Park office approximately 20 hours per week at specific hours to be determined.
• Valid driver’s license
Job Type: Part-time
Compensation: Hourly wage, depending on experience. Onsite housing with paid utilities (electric, gas, water) as part of compensation.
OTHER INFORMATION
The property currently has a mixed-reputation in the area and as new owners of the property our goal is to make the park a better place to live by addressing deferred maintenance, improving the park’s appearance and by fairly enforcing community rules and regulations. The park has a mix of Mobile Home and RV spaces. A number of mobile homes are park-owned and rented to tenants. Some of these homes have deferred maintenance to be addressed which will involve managing outside contractors. Ownership’s goal is to transition these homes to tenant-owned through sales and lease to own arrangements. The RV spaces will require focus to improve occupancy and the new staff will be expected to work closely with ownership and property management to implement improvement plans.
The park is well-located near schools, churches, open space, retail and services and has potential to be a nicer place to live while still offering affordable housing options.
