The compensation package for this position is a competitive salary between $65,000 and $70,000, onsite housing, benefits, and paid time off.
Job Summary
Administers and maintains all phases of community operations to include personnel functions, leasing, community maintenance, monitoring market conditions, budget control, advertising and resident relations.
General Accountabilities
Identifies and addresses issues associated with a supervisory position.
Hires, trains, coaches, and evaluates on-site employees.
Takes appropriate disciplinary action in response to insubordination, misconduct, and lackluster performance.
Thoroughly documents employee/resident incidents as they arise.
Acts as innovative and/or creative source to consider solutions to problems.
Provides clear and concise instructions for effective management of on-site staff.
Develops integral team that effectively sells quality and professionalism of the company.
Conducts staff meetings on regular basis.
Performs duties to attain the highest levels of resident service.
Monitors Budget Control Log and regularly reports variances.
Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments and negotiations, etc.
Reviews renewals and prepares budget increase recommendations according to operating budget and market conditions.
Prepares and follows guidelines of community operating budget, and makes recommendations for ways to maximize income and minimize expenses.
Performs variety of duties associated with leasing/marketing and community functions.
Supports overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.
Analyzes and monitors community market conditions to anticipate market changes or trends that could affect the profitability of the community.
Supervises and ensures collection of all rent and other Community income.
Inspects Community common areas, models and vacant units on a regular basis and completes the community inspection report.
Reviews and approves or rejects resident applications.
Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
Monitors maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.
Transports residents and/or prospective residents via motorized vehicle throughout Community grounds; runs errands as necessary.
Job Qualifications
Minimum Education: High School
Minimum Experience: 2 Years of on-site management
Minimum Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.
Preferred Education: Bachelor’s Degree
Preferred Field-of-Expertise: Sales/multi-family leasing experience
Valid driver’s license and good driving record.
Yardi Accounting Software a plus, but not mandatory
