Location: Mammoth Lakes, CA.
Business: 86 Unit vacation condo rental complex
Complex General Management Team: The complex is managed by a husband / wife team. We will be your direct superviors. We manage the entire complex for the Owner Association and we manage the onsite rental program (a separate company) for the rental company. We live onsite.
Area: Our complex is located at roughly 8,300 foot level in Mammoth Lakes in the Eastern Sierras.
Winter season: Mammoth Mountain is one of the most popular ski resorts in the world, with 3,500 skiable acres, wide range of terrains and one of the longest ski seasons. Some years the ski season will last into early August. Last year 2021 the ski season began the last weekend of October and ran through end of May.. Mammoth Lakes is a town of roughly 8,000 full time residents that grows to 40,000 plus in peak winter season. We can receive extremely heavy snow in a winter season or very moderate levels. For example in 2017 we received 20 feet in a 2-day blizzard, ending up with roughly a 40 foot total by season end. Weather can be very extreme in the winter.
Summer season: Summers tend to be busy for Mammoth Lakes, but a slower season at the complex, which allows us to get to the needed repairs from the previous winter, in preparation for the next and prep the complex for summer visitors. It's beautiful in the summer, with over 400 lakes in the general Mono/Inyo County area. Mammoth Lakes pulls in all sorts of visitors from around the world who enjoy campeing, hiking, backpacking, fishing, rock climbers, kayaking, paddle boarding, mountain biking and more. Mammoth Lakes even hosts a MotoCross every father's day weekend in June sponsored by Monster Energy. Summertime also means it's time for Mammoth Lakes' many music festivals and those festivals pull in a good number of visitors as well.
MAINTENANCE POSITION: In an area like this, you can imagine the complex is never lacking for repairs and daily maintenance. The complex is 50 years old. There are no elevators, just lots of stairs. Be advised that the maintenance position can be very busy and very physical and you may be exposed to the elements while performing your duties, so any applicant will need to be in good physical health. We have seen that many people don't feel well at a high elevation, so please take this into consideration, when considering if the position would be right for you.
The job will include but is not limited to: All aspects of an all around "handy man" position -- experience with power tools; basic carpentry; painting and touchups; oiling of wood throughout the building; basic plumbing, i.e., be able to replace a pipe under a sink, snake clogs, replace a toilet float device; basic household electrical: replace a small wall heater or exhaust fan or light fixture. We save anything more than the basics for the professionals. We do NOT require you to perform roof shoveling, we hire professionals who are insured to perform such a task. There will be snow shoveling of outside stairs, walkways and balconies. If snow is too heavy, while you will be required to perform some snow shoveling, we will hire outside shovelers to help, given our winters are very busy here and you will need to attend to other daily duties.
Loader and CAT experience: You will need to have experience driving and operating a Loader and small CAT for snow removal in parking areas and around complex. You will use the CAT for taking out and returning dumpsters on trash pickup day, as well occasionally driving the company pickup for dump runs, etc.. As such, you will need to have a valid driver's license and no reason our insurance carrier will not cover you to drive..
Knowledge of irrigation / sprinkler systems, replacing sprinkler heads, landscaping, mowing, in summer months.
Experience with pool and jacuzzi maintenance, chemiclas, and pump room experience.
In addition to the repetitious daily and weekly duties, there are seasonal prepartions around the complex for winter and summer as well. Maintenance is a busy and physical position.
For the rental program, you will help perform unit checks to ensure the maids have cleaned and the unit is ready for the arriving guests; perform carpet and upholstery cleans, for our rental program, when scheduled through the office; respond to after-hour calls for rental guests with plumbing backups, etc.
You will also need customer service skills to deal with guests and owners that will approach you with requests and conversation. You will be responsible for helping management and office personnel ensure the people using our facilities are actually owners and guests of our complex and NOT from a neighboring complex, which happens.
The position is a salary position (salary will depend upon experience and will require interviews with management and HOA Board of Directors). Normal daily work hours: 8 am to 5 pm Friday thru Tuesday (Wed/Thurs off), with a required 10 pm nightly closure (on your workdays) of the courtyard (pool, jacuzzis, BBQs, recreation room, dry sauna and a walk of the complex and buildings to ensure all is secure and incident free.
After hours "On-Call." As compensation for being "on-call" after-hours, the Owner Association provides a 1-bath / 1-bedroom unit above the recreation room for you to reside in, which includes the propane, electric, water and Wifi. The Owner Association determines the going rental value of the unit, they credit that amount on your pay check under lodging offset and you are then responsible for paying taxes on that amount.
Heavy snowfall may sometimes require an earlier start of 7:15 am or so, so that the driveway is cleared for guests to get in and out before 8 am.
The maintenance position requires that you be "on-call" 5 nights per week for after hour complex "emergency" calls. While you are not required to be on property after hours, you are required to be within a 15-20 minute response time. This way you can be shopping or out and about in Town and it gives you time to finish up and get back to the complex within 20 minutes if need be.
You are required to be back on property for the 10 pm nightly closure discussed above Friday - Tuesday.
Our after hour answer service will advise guests to contact the office in the morning for many issues and will contact the "on-call person" with after hour emergencies.
As maintenance, you will work with the General Manager, who will be out there working with you and on his days off and vacations, you will handle it on your own. He will cover for you on your days off and vacations.
Upon proof of health insurance, the Owner Association will provide a monthly stipend towards your health insurance after a probationary period.
OFFICE ASSISTANT: This position can be a part-time position (Fri/Sat/Sun) or a full-time position (Fri/Sat/Sun/Mon/Tues). Wednesday and Thursday you are off. Same off days as Maintenance Position.
This position has its own hourly rate, depending upon experience. You would work in the office on property with General Manager and 1 other office assistant. You must have typing experience, good communication and customer service skills for in-person and over phone interactions with guests, owners, vendors, etc. You will be taking and processing reservations by phone and via our reservation system, greeting and checking in guests, answering questions, communicating with owners and during slow periods, office assistants will perform annual rental unit condition reports, which give office assitants an opportunity to see the units up close and personal, which will help in busy season, when guests ask for help with finding a unit that best suits their needs..
Upon proof of health insurance, the Owner Association will provide a monthly stipend towards your health insurance.
Only the Maintenance Position secures the onsite housing. (If the maintenance position is terminated or resigns, the couple will be required to move from the unit and off property.)
