Resident Manager Team
Minto is current seeking Resident Manager teams. The Resident Manager personnel are responsible for maintaining, and supervising a high standard, quality building by providing superior customer service and managing the needs of the residents.
Responsibilities include:
- Complete litter pick-up around the exterior of the building and at the exit stairwells, as well as the garage
- Check compactor room and replace bins when full
- Complete mechanical checks and readings
- Complete insuite and common area maintenance as required
- Vacuuming (only if necessary when cleaners are off site)
- Moping of all areas (only on emergency – if necessary when cleaners are off)
- Complete move in and move out inspections
- Assist with completion of annual suite inspections
- Leasing and administrative support
- Emergency on-call support
- To assist the direction and supervision of all cleaning personnel where applicable or provide cleaning services where no cleaner is provided in the building.
- To ensure Resident satisfaction and deliver an exemplary “customer service” experience to all residents.
- Effectively and efficiently communicate with residents in an informative professional manner whether written or verbal communication.
- Handle all resident complaints quickly and professionally
- Complete assigned repairs generated through service calls, annual inspections, and general building inspections.
- Complete daily cleaning of the building
- Inspect common areas daily, including garages and grounds, complete litter pick up throughout and identify any deficiencies.
- Perform move in/move out and other required in suite inspections
- Carry out daily inspections of fire, boiler and other mechanical systems,
- Take necessary safety precautions as required during inclement weather by shovelling, sanding and salting sidewalks and building entrances and post necessary caution signage.
- Understand and abide by company policies, the Tenant Protection Act, Privacy Act, and Municipal Property Standards By-Laws, and any other applicable legislation governing day-to-day operations.
- Deliver notices to residents in a timely manner as directed by CMC/Property Manager.
- Perform daily review of building security and repair any deficiencies
- Clean up area in which repairs were performed and remove any debris.
- Touch up painting of common areas and painting of mechanical room when required.
- Perform the duties outlined in the operational checklist and submit monthly.
- Ensure outside contractor work is scheduled and monitored according to standard of operation.
- When on duty on weekends, the Resident Manager personnel are responsible to ensure building cleanliness is maintained.
- Perform duties as assigned in alternative buildings and provide emergency on-call coverage as assigned.
- Any other duties assigned by the CMC/Regional Manager.
- Ensure completed work orders are returned to CMC/Regional Manager as completed.
- Ensure rental payments are collected and delivered to Property Management Office.
- Client Service: greet residents, direct and guide as required. Ensure requests are responded to in a prompt, efficient and friendly manner.
Requirements include:
- Experience working as a Superintendent Team or as a Resident Manager Team
- Excellent Customer Service skills
- Exceptional Communication skills both verbal and written
- Experience in accounting, administration and maintenance
