This 34-unit gated complex has low turnover, peace and quiet, considerate residents, apartments you’re proud to show, and is a cat-friendly complex that does not have resident dogs. Residents like living here: “On of the best places we ever lived at.” “The apartments and grounds create lovely scenery from every apartment.” “Thank you for making this my home or many years.” These are real quotes from real people. And we can provide references from managers who retired and references from residents.
The compensation package is comparable to property management compensation for a much larger complex because this is a position for a special team who can fulfill resident expectations that managers enjoy contributing to the property being a welcome-home-refuge and owner expectations that the property managers who, like the couple who managed for 17 years, can manage the property with minimal oversight from the owners for several months at a time.
Duties and responsibilities are summarized below. (We can only respond to inquires from two-person teams with skills and experience described below.)
Community Relations Requirements & Responsibilities
Excellent interpersonal and communication skills requisite for:
― maintaining the coming-home ambiance residents value
― maintaining good resident relations and responding to residents courteously and promptly.
― maintaining good owner relations and providing updates and responding to requests
― establishing good working relations with contractors and service providers
― establishing working relations with management of neighboring complexes
Enforcing resident and property rules and regulations fairly and equitably
Knowledge of fair housing standards, laws and regulations
Administration Requirements & Responsibilities
Proficient computer skills – Internet, email, Microsoft Office, on-site security system
Collect monthly rents
Submit monthly rent and maintenance logs and bi-annual inspection reports
Maintain resident files and documentation
Conduct bi-annual apartment inspections
Coordinate and schedule service providers for apartment turnovers
Renting (year lease required)
― staging apartments
― responding to email and phone responses to ads promptly
― scheduling potential residents
― conducting property and apartment tours,
― screening applicants: credit checks, verify information for rental approval submission
― assembling and completing new resident forms and documents
― welcoming residents to their new home
Maintain ongoing knowledge of competition, including in-person tours
Compile periodic rent surveys
Maintenance Requirements and Responsibilities
3-5 years experience in general maintenance
Respond to maintenance questions and requests in a timely manner
Trouble shooting and determine cause of common property, electrical, plumbing, carpentry,
major appliance maintenance issues
Determine whether maintenance is minor (manager) or major (service provider)
Perform minor maintenance, for example:
― building: replace light bulbs, door locks, caulking, blinds
― plumbing: replace garbage disposals, leaking faucets, flush valves
― electrical: replace light fixtures, switches, plugs, adjust timers
Monitor service providers and contractors
Recognize inexperience, carelessness, corner-cutting
Daily walk-through of property to confirm compliance with safety, cleanliness and property appearance standards.
Daily cleaning of laundry rooms and common areas.
Monitor pool (pool maintained by pool service)
Monitor automatic sprinklers (landscaping maintained by gardening service)
Work Schedule
Approximately 30 flexible hours a week, 2 days off second, third, fourth weeks each month, 2 weeks annual vacation. An on-site assistant manager covers when the property managers are on days off and vacation. There is no leasing office so hours are flexible. Property managers have four tool/work rooms.
Compensation Package
Annual Salary $90,000 a year plus 2BR 1BA apartment with 300 sq. ft. deck shaded by oak and maple trees, all utilities including land lines and high-speed internet, 100% employer paid health insurance, paid vacation.
