Brand New Storage Facility in Tucson, Az
We are a Tucson-based self-storage development and management company. We are seeking an experienced self-storage management couple (team) to operate a brand-new development.
This new facility, located in Tucson, AZ is currently under construction and slated to begin leasing as early as November 2021. This is a modern state-of-the-art, multi-story facility featuring approximately 100,000 rentable square feet of air-conditioned storage space. The project consists of approximately 700 units of various sizes. All units are contained within the multi-story air-conditioned building. The project does not include any outdoor RV/boat parking or rental trucks.
Self-Storage Resident Manager Team
We are recruiting an experienced full-time, professional Resident Manager couple (team) to live onsite and manage all aspects of the day-to-day operations. Schedule includes 40 hours per week for both employees.
Previous self-storage and/or property management experience is preferred. Hands-on training for the daily operations and on-site management software program (Sitelink Web Edition) will be provided. Specific emphasis will be placed on customer service, leasing and revenue management skills including experience with implementing systematic rental rate increases.
This is primarily a sales, marketing and customer service position. Candidates must be professional, friendly, energetic and possess excellent telephone and communication skills (both written and verbal), intermediate knowledge of computers is essential including e-mail and Microsoft Office skills. Candidates must possess strong attention to details.
Office Administration Duties
Daily administration responsibilities include leasing, marketing, banking and office duties, greeting existing and prospective customers, responding to inquiries over the phone, via internet and in-person. Renting vacant units, completing lease agreements and related paperwork, and assisting customers with top-notch friendly service. The position also involves hiring, training and supervising the part-time Relief Manager staff.
Other duties entail off-site marketing, collecting delinquent accounts, preparing units for lien sale, submitting monthly reports to the owner, conducting competition surveys, analyzing rental rates and scheduling/supervising maintenance repairs with both in-house employees and outside vendors.
Maintenance Duties
Specific maintenance duties include daily cleaning of the office and customer restroom, maintaining all common areas and exterior curb appeal, keeping all hallways clean and free of debris, minor landscaping, weed and pest spray application, cleaning vacant units and preparing them for rental.
Compensation & Benefits
A competitive base hourly rate of $15.00 - $17.00 depending on experience PLUS monthly leasing bonus, year-end bonus program, medical benefits, PTO & sick leave, paid holidays and matching 401K plan is offered. An on-site apartment and utilities are provided as part of the compensation.
The Resident Management team must live on-site as a condition of employment. The company does conduct pre-employment background investigations and drug-screening.
