WHY DO WE SHOW EXPIRED LISTINGS?
We are looking for a couple to provide property management services for our two properties located in Florida. The properties are a 29 unit beach area motel and a 41 unit mobile home park less than two miles away.
The mobile home park responsibilities are primarily paperwork, reports, and banking. The responsibilities at the motel are paperwork, reports, banking, organization, quality control, and some front desk and phone reservation work. The mobile home park runs itself and is 90% paperwork, while the hotel is more hands on and requires the management couple to provide leadership and quality control as well as some hands on front desk clerk and maintenance. One important skill we are requiring from the team is some good “techie” skills. The motel phone system, wifi, and of course office computers and printers are always acting up. We are requiring the management team provide this tech support and resolve typical tech issues. This position is for a team that can work together and share responsibilities. This seems to better tackle the day and keep all the tasks manageable and enjoyable. The team should bring the following skills to the job: • Technology o Board swapping on phone PBX system o Wifi’s o Office equipment o Camera System • Office o Must be “very” proficient in MS-Excel o MS-Word, MS-Publisher o Computer typing and basic skills – i.e. file management o Comfortable around office and paperwork (attention to detail) o Great people skills o Great phone skills o Happy and Fun attitude towards life in general • Light Maintenance – motel only o Basic handyman skills – use tools o Fix it right, fix it neat, fix it once o There may be small projects from time to time – i.e. fence repair, touch up paint, picture hanging, etc. o A good handyman may also help with our yearly remodeling efforts and paid separately • Grounds – motel only o Help with other team members to keep grounds • Housekeeping – motel only o This is not part of this advertised position’s pay, but housekeepers may be sick, quit, etc and you may be required to fill in as needed. This additional help will be compensated addionally. o Room inspections – manage quality control over cleanliness, carpet cleaning, etc. This allows us to maintain very high cleanliness standards. You need an eye for detail and the desire to make something great even better. As you can see we are looking for a well rounded team. There are many functions required for this position. We will try to outline them as complete as possible. The responsibilities will depend on what part of the day you are working. • General o Office ? General office paperwork ? Answer all phones and emails • quotes • reservations • general questions ? Check-outs ? Check-ins and Walk-ins ? Guest management ? Handle any emergency ? Supplies Inventory ? Audit all work by front desk clerks o Miscellaneous – anything we are forgetting • Motel o Pool ? Hours: 9 AM – 10 PM ? supervise safety and cleanliness of pool during open hours o General Grounds Maintenance ? Walk grounds periodically for cleanliness ? Clean ashtrays periodically during day ? Early morning grounds maintenance ? Mowing and trimming o General Maintenance ? Running/leaking/clogged toilets ? Leaking sinks ? Disabled Remote Controls ? Exchange broken TVs ? Misc small easy repairs ? Smoke Detector checks ? Pest Control preventive maintenance o Light Projects ? We are always moving forward and will assign small projects from time to time • Mobile Home Park o Empty Drop Box Daily o Rent Receipts o Tenant Notices o Evictions o Rent Empty Units • Schedule • Schedule and Principal Responsibilities o 2 days 24 hours motel operation o 3 days 5 pm to 9 pm motel operation o Quality Control at motel all the time o Looking out for properties all the time o Motel and Mobile Home Park paperwork - daily • Contract Compensation o Contract Amount - negotiable o Accomodations ? 2 Bedroom manager’s apartment ? Accommodations include • Electric • Water • WiFi • Cable • Phone – local and long distance (US and Canada) o Time Away – we can make a 48-50 week contract for time off
