Seeking self-motivated experienced couple to operate a 24 space mobile home and RV park located in South Lake Tahoe, CA.
• An understanding of Mobile Home Residency Law under Tile 25, and/or California Business Code and/or landlord tenant law is a plus.
Duties:
The applicants must understand what a reasonable property manager does in the day-to-day operation of a mobile home park in California as well as renting out park owned units in California.
These duties include, but are not limited to, serving tenant notices, tenant evictions, lease-ups, rehabbing units when tenants vacate, using craigslist and on-line services to advertise units in a timely manner, resolve tenant disputes, make deposits, accept rent checks, reconcile deposits with checks with the help of a CPA, enforce Park Rule, and work with the Trustees of the park on a daily basis using test messages, e-mail, and telephone.
In addition to all of the usual Operator duties related to managing a mobile home park, and renting units out on month to month basis, the applicant should also be able (and willing) as part of their duties, use a pick up truck with a Snow Plow on the front to clear street of Snow on an as needed basis, make small repairs to the units and property during work hours, assist in further development of the asset.
Accountability:
The operators must be willing to be accountability for their paid work-time hours; In doing so, operators must be willing and open to filling out a daily Office Log and Daily Time Cards. Time Cards and Office Logs will be used to evaluate and supervise Operator attempts to complete jobs listed on the Work In Process List Trustees and Operators use to keep track of jobs.
Compensation
Part-Time: up to 35 hours per week: work-hours are performed between 10:00 am to 3:30 pm Monday through Saturday.
Hourly rate starts at $8.00 per hour, during the first 3-month probationary period. Increasing to $9.00 per hour after that.
