Mobile Home Park Managers will be required to run the day to day operations of adult communities 55+ Energetic individuals with friendly, upbeat personalities that will enrich the social community of the parks are pertinent to successful completion of the job requirements. Good communication with tenants and the CG Real Estate Investment (also referred to as CG Investment) main office is crucial, along with the ability to perform a variety of maintenance duties and rent collection. 

 

General Administrative Duties:

 

  1. Collect rents from tenants and maintain accurate records, post in Rent Manager.
  2. Make deposits in a timely manner, send deposit slips to CG Real Estate Investment.
  3. Follow up on collection of delinquencies.
  4. Prepare paperwork for evictions and follow up on eviction process.
  5. Follow up with tenant Rule Violations and Delinquencies.
  6. Interact with CG Investment’s Main Office on any bookkeeping issues.
  7. Interact with tenants and deal with public relation issues involving tenants.
  8. Report to CG Investment’s Main Office any problems with tenants that cannot be resolved by the managers.
  9. Interact with Homeowners Association Board (if applicable)
  10. Assist tenants with any social activities being held at park.
  11. Submit Requisition Requests for ALL needed projects and purchases.
  12. Submit Purchase Orders for ALL acquisitions.
  13. Maintain regular business hours at the park office. Office hours 10am-4pm
  14. The Manager(s) will adhere to the yearly community budget goals.

 

Maintenance Duties:

 

  1. Keep park facilities clean and orderly, including clubhouse, pool area, office, restrooms, rental units, units for sale, vacant lots, workshop area, rubbish area,  etc.
  2. Do miscellaneous repair work as needed in the park.
  3. Mow the common area grounds and resident yards on an as needed basis.  This may or may not require assistance from additional part-time personnel.
  4. Assist CG Investment Maintenance Staff in any major repairs done at the community.
  5. Fix water & sewer line leaks as necessary.  The manager will call management when correcting the problem is beyond the manager’s skill level.
  6. Be available at all times of emergencies or have an alternate designated emergency person available at the community to assist in your absence.  The manager should have a procedure in place to deal with emergencies when the manager is away from the park for an extended period of time.
  7. Manager shall establish a park inventory of all tools and park equipment and updated yearly. A signed copy of the Park Inventory List shall be submitted to the CG Investment in January of every year.

 

 

 

 

Park Coach Sales and Space Leasing:

 

  1. Manager will assist in the sale and resale of any park owned Mobile Home Coaches with compensation calculated as commission on a per coach sales
  2. Manager will assist with the renting and leasing of vacant spaces. The manager is expected to make themselves available after regular office hours to show homes and handle sales activity.
  3. Manager will assist with the arrangement of advertising necessary to promote the park.

 

CG Investment Responsibilities:

 

  1. Pay you a monthly salary for your park manager duties. This salary tTB per person, per year paid on the 15th and 30th of every month (direct deposit).
  2. Provide free housing Unit TBD
  3. Pay electricity costs at unit (up to $250). Paid out on checks (split between 15th & 30th)
  4. Manger phone credit of $80 per month (for use of personal phone only) .  
  5. Pay the manager a fee for POH coach sales and/or listed resale’s based on the company commission schedule.
  6. Commission pay for Home Deposit Program conversions (see commission schedule)
  7. Commission pay for annual rentals (see commission schedule).
  8. Two weeks paid vacation in a calendar year. Accrual 3.33 every paycheck. Vacation time does not roll over.
  9. Major holidays off. See holiday schedule.

 

Job performance, bonuses and raises will be evaluated based on the following criteria:

 

* performance of your basic required duties listed within.

* staying under budget on community expenses within your control.

* completing projects in a timely and cost effective manner.

* being responsive to the phone calls of the main office and upper management.

* filling vacant lots.

* adhering to planned scheduling.
