Mobile home park management solution needed. We are looking for a management team to run the day to day operations of our small 40 unit mobile home park.
Our park is located in Seminole, FL just over a mile from the beaches. Great location, great semi retirement position.
The mobile home park: we own all 38 mobiles and a small duplex; they are all older 1 bedroom units. We own all the mobiles and rent them on a monthly rate for minimum 7 month leases. Currently almost half of our tenants have been in the park for over 2 years or more, many for several years.
The management team responsibilities include:
- Showing and renting vacant units
- Keep park in good looking order

Rent Collection

Document and return receipts
- Requires computer and computer skills
- Deposit rents into bank
- Hand out all tenant paperwork

Tenant management
- Set tone and example for tenants
- Ensure tenants are respectful and abide by park rules

Organize maintenance schedule
- Prioritize maintenance
- Direct maintenance person
- Ensure maintenance quality control

Vacated Unit
- Ensure maintenance to turn around unit
- Ensure unit clean and ready to show
- Show and rent unit quickly
- Lawn Care – maintain as needed by management team
The management team will be responsible to ensure the park is kept clean, in repair, rents collected, and tenants being respectful. There is a full time maintenance person whom will report to the management team for daily maintenance assignments. The management team will be responsible for timely and quality maintenance. The management team will be expected to help with maintenance to ensure timely and quality maintenance.
Compensation For Management Service Compnay. Pine Acres Park would a company for the above service as follows.
- Required to live on site. 3 BR 2 bath house.

Monetary Fees
- $100 minimum / week

Performance bonus (calculated weekly)
- $25 at 90% occupancy
- Between 90% and 100% occupancy $313 prorated performance fee
- i.e. 95% occupancy = $100 minimum + $169 bonus = $269 / wk
- i.e. 92% occupancy = $100 minimum + $57.60 bonus = $157.60 / wk
This is a 1099 position. We are looking for a quality minded person or team. The best solution is one that understands to lead the park you need to keep your distance from personal relationships with the tenants. You must understand that getting it done requires work everyday, not just some days. To deliver a quality, yet affordable living solution, requires your desire to do so 100% of the time.
