Job Summary
Overseeing and maintaining Cal-Am Property Manufacture Home 55+ years over the community. The Property Manager / Community Manager will administer and maintain all phases of community operations to include personnel functions, leasing, community maintenance, monitoring market conditions, budget control, advertising, and resident relations. Housing is included.
General Accountabilities
- Identifies and addresses issues associated with a supervisory position.
- Hires, trains, coaches, and evaluates on-site employees.
- Takes appropriate disciplinary action in response to insubordination, misconduct, and lackluster performance.
- Reaches decisions quickly based on available information.
- Enforces rules for staff and residents to create a stable culture within the property.
- Provides clear and concise instructions for effective management of on-site staff.
- Develops an integral team that effectively sells the quality and professionalism of the company.
- Performs duties to attain the highest levels of resident service.
- Performs a variety of duties associated with payroll/financial reporting and monitoring.
- Processes and approves payment of invoices on a timely basis.
- Ensures completion of various daily, weekly and monthly reports in a timely and accurate manner.
- Monitors Budget Control Log and regularly reports variances.
- Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments, and negotiations, etc.
- Develop and implement a marketing plan for the property.
- Performs a variety of duties associated with leasing/marketing and community functions.
- Supports overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.
- Analyzes and monitors community market conditions to anticipate market changes or trends that could affect the profitability of the community.
- Supervises the planning and implementation of, and attends and monitors, various community recreational and social activities.
- Supervises and ensures the collection of all rent and other Community income.
- Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
- Monitors maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.
Job Qualifications
- Minimum Education: High School
- Minimum Experience: 2 Years of on-site management
- Minimum Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.
- Preferred Education: Bachelor’s Degree
- Preferred Language: Spanish
- Preferred Field-of-Expertise: Sales/multi-family leasing experience
- Valid driver’s license and good driving record.
- Sense of urgency
- Yardi Accounting Software a plus, but not mandatory
Physical Demands
- Occasionally required to bend or lift.
- Occasionally required to lift heavy weights (50 pounds or greater).
