Area Community Manager
IPM, LLC is a real estate investment and property management company that specializes in Manufactured Housing Communities. We are seeking an Area (Multi-Unit) Community Manager, to lead the rebranding and development of a mobile home portfolio. This position will be responsible for multiple parks. Travel will be required. The ideal candidate for this job has strong property management and communication skills, as well as the ability to work independently in the Oxford, Alabama area. This position entails a blend of administrative, operational, and interpersonal tasks to ensure the smooth running and positive atmosphere of all parks. The responsibilities include but aren’t limited to driving occupancy goals, ensuring high standards of asset quality, achieving financial objectives and goals, managing maintenance and having oversight of all resources within the portfolio of communities.
Job Description
The day to day duties of this job will revolve around the following: gathering pertinent information from tenants, inspecting properties and holding current residents up to our community standards, working with management to resolve property issues, assisting our collections team with rent collection, working with contractors to manage any maintenance needs of the property, marketing and showing new homes as they are renovated and made ready, consistently communicating property condition and activity to our corporate team, assisting in the development and implementation of property procedures in order to deliver the best product possible.
You will coordinate property operations, maintenance, sales/leasing, and administrative functions. You will be responsible for maximizing occupancy, collections, physical appearance; maintaining effective and harmonious resident relations; establishing and maintaining visibility, professionalism, and community standards. You will act as a liaison between the corporate office and community residents. You may assign and/or supervise the work of others.
The Area Manager will be accountable for all community operations in their portfolio and will effectively manage and coordinate persons, activities, and available resources to accomplish community objectives set by the Regional Manager and IPM. Works under the general supervision of the Regional Manager with reasonable latitude for the use of initiative and independent judgment.

Qualifications
- Property management or a related field: 1 year (Preferred). Previous experience in RV park or mobile home park management would be beneficial.
- Driver’s License (Required)
- Positive attitude and willingness to do whatever it takes to get the job done.
- High attention to detail, high-quality work, and pride in doing things well.
- Highly organized, able to prioritize and meet deadlines.
- Interpersonal savvy with strong presentation skills.
- Strong communication skills, both written and verbal, with excellent phone etiquette.
- Ability to build and maintain positive relationships with tenants, vendors, and contractors.
- Knowledge of facilities management principles and practices.
- Able to communicate about and perform maintenance work around communities.
- Strong negotiation skills for sales/lease agreements and vendor contracts.
- Handles challenges calmly and efficiently. Manages conflict situations effectively and professionally.
- Proficiency in property management software (e.g., Rent Manager) for data entry and reporting purposes. Competency in MS Office and relevant databases and software.
Job Types: Full-time, Part-time
Pay: $20,000.00 - $45,000.00 per year base income depending on housing options and experience plus bonuses
